Position Summary:
Under direct supervision of the Senior Facilities Operations Manager, responsible for the overall maintenance operations of three Casino gaming properties. Assigns all maintenance projects through the Maintenance Supervisors, Maintenance Techs and other Maintenance support areas. Ensures that all maintenance inventory items are adequately stocked and ordered in a timely manner. Ensures that all equipment is working and maintained for safe operational use. This position may be assigned to any property or rotated at the discretion of the Senior Facilities Operations Manager.

Essential Duties & Responsibilities:
* Responsible for the overall maintenance and service of all HVAC systems, building lighting, electrical service, parking lots, landscape, water and waste water treatment plant operations.
* Responsible for maintaining department staffing levels at the optimum operating level.
* Responsible for the training of new employees in the Facilities Department.
* Assists the Facility Manager by overseeing the repair, maintenance, and smooth daily operation of all maintenance areas.
* Oversees the supervision of personnel, which includes work allocation, training, and problem resolution; evaluates performance and makes recommendations for personnel actions; motivates employees to achieve peak productivity and performance.
* Ensures maintenance supplies are ordered on a weekly basis.
* Ensures proper and complete staffing coverage of the seven-day, twenty-four hour Casino operation.
* Maintains all facility equipment and ensures that the equipment is in good operating order.
* Provides supervision and training to Technicians by intermittently working side-by-side with them in supporting them in the performance their daily duties.
* Maintains and controls maintenance tools, supplies and equipment, including keeping inventory of such and ensuring that they are in safe working condition.
* Receives work assignments and distributes the assignments to Maintenance Techs via the Facilities Management Computerized Maintenance Management System (CMMS).
* Inspects Maintenance Techs work for the proper completion of assignments/work orders. Over sees quality control initiatives to ensure accuracy and tradesman standards.
* Manages the work order process in the Facilities Management Computerized Maintenance Management System (CMMS) to ensure that all repairs and maintenance items are documented and completed.
* Oversees maintenance reports, invoices, receipts, and completes necessary paperwork required to complete projects as assigned. Ensures that all invoices and receipts are turned into the departmental Administrative Assistant on a daily basis.
* Formulate, develop, and enforce departmental manual(s) for employee performance, outlining job responsibilities, policies, and procedures.
* Records Maintenance Techs work time. Reviews Maintenance Techs timesheet for accuracy.
* Contacts the Facilities Manager when a serious violation, accident or problem occurs.
* Provides 24-hour response/resolution to facility/project related emergencies.
* Ensures that all electrical repairs and equipment such as switches, outlets, light fixtures, ballasts, breakers, panels and other electrical equipment are properly installed and conforms to electrical code.
* Contacts and coordinates work with outside vendors.
* Assists with setting up and tearing down meeting rooms per department requests.
* Monitors staff performance to ensure customer service standards are achieved.
* Contributes to a team effort and accomplishes related results as required.
* Performs other duties as required.
Minimum Qualifications:
Education and Experience:
High school diploma or GED. Associates Degree Preferred. Minimum of five (5) years technical experience in specialty or facilities maintenance field, three (3) of which must have been in a supervisory capacity; Certificate in Project Management preferred and Auto CAD experience is desirable. Must be 18 years of age or older. Must posses a valid drivers license. Must be able to pass a pre-employment drug/alcohol screen, background investigation, obtain and maintain gaming license. An EPA 608 Certification is desirable and to include the following:
Knowledge, Abilities, Skills, and Certifications:
* Knowledge of applicable federal, state, county, and local laws, regulations, and requirements.
* Knowledge of facility maintenance procedures. Direct knowledge of Facilities Programs, Computerized Maintenance Management Systems (CMMS).
* Knowledgeable of and enforce departmental policies and procedures.
* Knowledgeable of maintenance equipment use and safety measures.
* Knowledge of business English, proper spelling, grammar, punctuation, and basic arithmetic.
* Knowledge of materials, methods, practices and equipment used in building maintenance and general construction activities.
* Knowledge of the principles and practices used in the skilled trades, including HVAC, electrical, plumbing, and carpentry.
* Knowledge of occupational hazards, safe working practices, and safety precautions in accordance with applicable state, county, or federal laws and regulations regarding workplace safety.
* Ability to communicate effectively in the English language both verbally and in writing with staff and the general public.
* Ability to interact with personnel of all levels, vendors and contractors.
* Ability to be able to read and understand Material Safety Data Sheets and be familiar with OSHA standards and be safety conscious.
* Ability to communicate in writing with clarity.
* Ability to work weekends, holidays and rotate shifts.
* Ability to maintain an excellent attendance record.
* Ability to supervise and manage up to 30 people.
* Ability to order and maintain maintenance supplies and equipment.

Physical Demands:
While performing the duties of this job, the employee regularly is required to stand; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. The employee frequently is required to stand; and walk. The employee occasionally is required to climb or balance; and stoop, kneel, crouch, or crawl. The employee must occasionally lift and/or move up to 50 pounds.
Work Environment:
Work is generally performed in an office and/or casino setting with a moderate noise level as well as, outdoors at maintenance work sites. Exposure to natural weather conditions, various dusts and mists, and normal debris and hazards common at construction sites may occur while performing outdoor duties. Situations where safety-toe shoes, safety goggles, gloves, protective face shields, or hardhats are needed may arise. Prolonged standing and walking may be on uneven surfaces or unstable ground. Tight time constraints and multiple demands are common. Evening, graveyard, holiday and/or weekend work may be required. Extended hours and irregular shifts may also be required.
