Position Summary:
This position will specialize in Managing &Supervising all aspects, procedures and administrative functions for and within the entire facility maintenance operations at the Baldor 155 location. Adhering to all Baldor procedures and policies, Food safety SQF & personnel safety procedures, programs and policies.

* Position Duties and Responsibilities:
Sunday to Thursday (start time to be determined)
Extra day(s) as required (Friday or Saturday), start time to be determined)
a) Manage the effectiveness and performance of all maintenance employees.
b) Maintain existing PM schedules – Develop and or improve PM schedules for any and all equipment new or used
c) Monitor, audit and insure all SOP’s are being followed and adhered too
d) Monitor & Manage all maintenance & sanitation functions for the entire Baldor NY facility
- Give feed-back on all issues to the Facilities Manager
- Alert Facilities Manager of any maintenance issue’s
- Give Facilities Manager any updates on maintenance programs and procedures
e) Make sure maintenance & sanitation staff has the correct and functioning equipment needed to effectively do their job
f) Make sure all maintenance staff is following the Safety and Food Safety HACCP & Personnel Safety guidelines.
- To adhere too & enforce all HACCP & SQF standards set forth by Baldor
- To adhere to all Safety standards: ensure all safety rules and regulations are followed.
- Report all accidents and safety concerns.
g) Work with supervisors to efficiently handle any and all maintenance issue’s
h) Coach, mentor or find the resources necessary to support your departments
i) Oversee Training of all staff on maintenance SOP’s and the principles of SQF/ HACCP & Safety (general and specifics)
j) Always look to improve procedures and functions in the departments
k) Manage the attendance, time off, and sick leave of staff in the departments.
l) Make sure all employees are reviewed on time annually.
m) Work with Human Resources to maintain a consistent number of employees on a weekly basis. Anticipate turn over, plan ahead for vacations and time off, Holidays etc....
n) Manage overtime
- Hire, discipline and terminate employees as needed.
p) Work with other assistant managers, supervisors and lead’s to manage the succession plan and cross training of all team members.
q) Increase the retention of maintenance & sanitation staff by appropriately onboarding all new hires, introducing them to their supervisors, and getting them acquainted with the layout of the warehouse.
r) Consistently assess the strengths and weaknesses of all supervisors and staff, make sure they are cross-trained, and that they all communicate effectively.
s) This position requires basic spread sheet knowledge of excel skills.
t) Knowledge of Microsoft Word and Outlook is a necessary
u) Continued education in the maintenance, sanitation and management field to be up to date on new regulations and procedures that will enhance and upgrade the departments
v) Any other responsibilities to be fulfilled as assigned by the company
Maintenance Job Specific Functions:
- Maintain and ensure Fire Suppression systems is running properly
- Ensure and monitor that 155 are fully up to FDNY Fire safety codes
- Ensure that all fire suppression systems are tested, fully functional and in good repair
- Ensure both properties are compliant with all relevant building and regulatory codes
- Electrical Maintenance
- Oversee and maintain all HVAC systems-ensuring peak performance
- Ensure solar panels are at peak performance
- Ensure Co-Gen systems are maintained and are operating at peak performance
- Any and all electrical needs throughout the facility
- Sewer and waste systems
- Ensure all drainage/plumbing is operational and maintained
- Ensure Fresh Cuts Ryeco system is operational and maintained
- All drains are functional and maintained
- Complete storm and snow removal
- To be prepared for all storm related procedures to keep the facilities running by clearing any debris or snow
- General facilities
- Roof Repairs
- All facility mechanical machinery (Jacks, Hi-lo’s Repair and maintenance)
- Doors, Floors, Racks
- Building interior and exterior
- Any and all renovation or construction to be done in the facility
- Schedule all Work orders to be completed in a timely manner
Qualifications:
Education: High School or equivalent or vocational school
Experience: 5 years in the maintenance management field or similar field
