About the Position: We are seeking a dedicated and experienced Assistant Community Manager to join our team. Reporting directly to the Community Manager, the Assistant Community Manager will aid overseeing all aspects of property operations, including leasing, resident relations, maintenance coordination, and financial management. The ideal candidate will have a strong background in residential property management, exceptional leadership skills, and a passion for delivering outstanding service to our residents.
Key Responsibilities:
- Assist in training Leasing Coordinators under Community Manager's guidance.
- Report incidents and emergencies to Community Manager and Director of Operations promptly.
- Maintain cleanliness and readiness of model unit, marketing areas, and common spaces daily.
- Participate in marketing campaigns and outreach efforts to meet occupancy goals.
- Lease apartments in compliance with Fair Housing guidelines and process rental applications.
- Maintain acceptable visit-to-application closing ratio as per property goals.
- Conduct follow-up calls and document prospect traffic daily.
- Conduct monthly market surveys and recommend changes for competitiveness.
- Assist in scheduling and participating in resident activities.
- Organize and maintain resident, maintenance, and property files and reports.
- Follow lease renewal program to maximize resident retention.
- Assist in daily community maintenance and timely resolution of resident issues.
- Ensure property management activities comply with standardized policies and regulations.
- Assist in daily rent collection and pursue past-due rents according to policy.
- Communicate with residents for work requests and ensure satisfaction with completed work.
- Assist in property inspections and upkeep, including litter removal.
- Conduct move-in and move-out inspections promptly.
- Support and comply with company policies and procedures.
- Work at other properties in the portfolio as directed.
Requirements:
- High school diploma or GED required; CAM designation preferred.
- Minimum of one years of residential property management experience.
- Excellent communication, organizational, and leadership skills.
- Valid driver's license and auto insurance required.
- Ability to work effectively in a fast-paced environment.
- Ability to stand, walk, stoop, and lift as needed.
- Work both indoors and outdoors in various weather conditions.
- Good eye/hand coordination and color perception required.
- Multi-family residential property.
- Professional and courteous interaction with residents, contractors, and team members.
