Position Overview:
The Asset Manager will be responsible for developing and executing strategies to maximize the value and performance of the company’s industrial real estate portfolio. This role involves managing property-level operations, analyzing financial performance, and working closely with internal and external stakeholders to drive investment objectives. The ideal candidate will possess a deep understanding of industrial real estate and bring expertise in asset management, financial analysis, and strategic planning.
Key Responsibilities:
Portfolio Management
- Oversee the performance of a portfolio of industrial real estate assets, ensuring alignment with investment goals.
- Develop and implement asset-level business plans, including leasing strategies, capital improvements, and operational efficiencies.
- Monitor property performance metrics (occupancy, rent roll, NOI, etc.) and recommend strategies to enhance value.
Financial Analysis & Reporting
- Analyze property-level financial statements and variance reports to ensure accurate performance tracking.
- Prepare detailed investment performance reports for senior management and investors.
- Conduct hold/sell analysis and make recommendations to optimize portfolio returns.
Leasing & Tenant Relations
- Collaborate with property managers and leasing teams to negotiate and execute lease agreements.
- Foster strong relationships with tenants to ensure satisfaction and retention.
- Monitor market trends to identify opportunities for rent growth and tenant mix improvement.
Capital Projects
- Plan and oversee capital expenditure projects to enhance asset value.
- Partner with construction teams and vendors to ensure projects are completed on time and within budget.
- Evaluate ROI for proposed capital investments and align them with strategic objectives.
Stakeholder Collaboration
- Work closely with the acquisitions team to ensure seamless integration of new assets into the portfolio.
- Partner with external property management firms to ensure consistent, high-quality operations.
- Communicate regularly with investors and stakeholders, providing updates on portfolio performance and strategy.
Qualifications:
- Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field (Master’s degree or CFA designation preferred).
- 5+ years of experience in asset management, preferably within industrial real estate.
- Proven track record of managing large-scale portfolios and delivering strong financial performance.
- Hands-on experience with leasing, financial analysis, and capital planning.
- Deep knowledge of industrial real estate markets, trends, and key performance drivers.
- Exceptional analytical and financial modeling skills.
- Strong negotiation and relationship management abilities.
- Proficiency with property management software and financial tools (e.g., Argus, Yardi, Excel).
- Excellent communication and presentation skills.
