What We are Looking For:
Bender Companies is seeking a hands-on Multifamily Asset Manager to lead and implement business plans for half of our portfolio. This role is essential to our success, requiring close collaboration with the Director of Asset Management, Regional Managers, and CapEx team to ensure projects and operations are within budget.

Here are some things that will make you successful:
- 3+ years in real estate, with at least 1+ year as an Asset Manager in the multifamily industry.
- Proven ability to manage 2,000+ units across 10+ apartment communities.
- Bachelor’s degree in Finance, Economics, Real Estate, or a related field (preferred).
- Advanced expertise in financial management and analysis.
- Proficiency in Excel, with the ability to manipulate and analyze data effectively.
- Familiarity with AppFolio or similar property management software.
- Strong communication, problem-solving, and organizational skills.
- Ability to manage multiple projects and collaborate effectively with onsite and corporate teams.
- A positive, goal-oriented attitude and a passion for providing quality workforce housing.
What you will be doing:
In this role, you will lead financial planning and analysis, ensuring budgets and performance align with organizational goals. You will oversee operational efficiency, monitor key metrics, and provide guidance to teams to drive performance. You’ll manage projects, support transactions, and ensure compliance with company standards. Additionally, you will collaborate with teams to improve processes and contribute to ongoing business improvements.
Core Responsibilities:
Strategic Leadership & Financial Management
- Perform monthly and quarterly financial analyses, including budgets, proformas, and historical performance reviews, identifying opportunities for improvement and corrective action.
- Develop and execute operating budgets that align with investor goals and expectations.
- Monitor and approve monthly investor reports and quarterly distributions.
- Strategically lead the financial performance of assigned properties to achieve optimal results.
Operational Oversight
- Evaluate and audit onsite operations for leasing, collections, and process efficiency.
- Monitor leasing metrics, application statuses, and renewal commissions.
- Conduct detailed tenant audits, verifying rents, security deposits, move-in fees, and Section-8 payments.
Conduct weekly calls with Community Manager’s to provide direction on priorities and goals for the week.
Perform site visits as needed, but not less than 6 per year.
Capital Projects & Market Research
- Oversee capital project plans from initiation to completion.
- Conduct market research to guide benchmarking, budgeting, and forecasting efforts.
Transaction Management
- Support acquisitions and dispositions by managing due diligence and ensuring smooth transaction completion.
- Serve as the primary transaction coordinator for buy/sell activities.
- Facilitate all lender requests and ensure timely reporting on critical repair items post-closing.
- Assist with refinancing, supplemental loans, and sales.
Audits & Compliance
- Perform audits on leasing sources, property processes, employee overtime, and expenses.
- Ensure alignment with underwriting standards through NOI trend analysis and forecasting.
- Audit investor reports, unit turn boards, and renovation trackers.
Team Collaboration & Continuous Improvement
- Assist with the preparation of annual budgets and business plans.
- Contribute to the development of tools, software, and process improvements to enhance efficiency.
- Gather employee feedback through surveys and provide actionable insights for improvement
Where you will work:
- Office Presence: Work onsite at the corporate office 4-5 days per week.
- Property Visits: Visit assigned properties every other month to ensure operational excellence and compliance with business plans.
