Job Description: Asset Manager – Real Estate Development & Private Equity
Position Summary:
We are seeking a dynamic and results-oriented Asset Manager to join our Real Estate Development & Private Equity team. The Asset Manager will be responsible for overseeing the performance and strategic management of a portfolio of real estate assets, ensuring maximum value creation, operational excellence, and compliance. This role involves close collaboration with property managers, leasing teams, and other stakeholders while providing accurate and timely reporting to the company and its investors.

Lonicera specializes in sourcing high quality development opportunities via off-market transactions, building institutional quality, multifamily assets at relatively lower cost, and managing properties to deliver higher returns compared to similar projects.
Key Responsibilities:
Asset Performance & Strategy
•Develop and implement asset management plans to maximize property performance and value.
•Monitor and analyze key performance metrics, including occupancy rates, rental income, operating expenses, and capital expenditures.
•Identify opportunities for revenue growth, cost optimization, and value enhancement within the portfolio.
•Lead decision-making on lease negotiations, tenant relations, and marketing strategies to improve asset profitability.
Operations Management
•Oversee third-party property management teams to ensure operational efficiency and tenant satisfaction.
•Conduct regular property inspections to assess condition and performance against benchmarks.
•Coordinate maintenance, renovations, and capital improvement projects to enhance property value.
Financial Analysis & Reporting
•Prepare detailed financial models, variance analyses, and asset-level budgets to track performance.
•Supervise accounting team at property management firm to ensure that financial reporting is done correctly.
•Provide comprehensive monthly, quarterly, and annual reporting to internal stakeholders and investors.
•Support the acquisition and disposition process by providing due diligence, performance analysis, and transition management.
Risk Management & Compliance
•Monitor and address risks, including market trends, regulatory changes, and tenant turnover.
•Ensure compliance with property regulations, contractual agreements, and investor requirements.
Qualifications:
•Education: Bachelor's degree in Business, Finance, Real Estate, or a related field. A master’s degree or MBA is a plus.
•Experience: 5+ years of experience in real estate asset management, property management, or a related role, ideally within private equity.
•Skills:
oStrong analytical and financial modeling skills.
oProficiency in property management software and reporting tools.
oExcellent communication, negotiation, and relationship-building skills.
oAbility to manage multiple priorities and meet deadlines in a fast-paced environment.
