Position Summary
We are seeking a highly skilled and experienced Area Maintenance Specialist to join our Roving Maintenance team. Our group of Area Maintenance Specialists are seasoned apartment maintenance professionals, responsible to oversee the general condition, preventive maintenance/safety inspections, and repairs to building systems and major mechanical equipment such as boilers and HVAC systems within their assigned portfolio. This role will also be responsible for overseeing and performing regular preventive maintenance inspections on facilities and equipment, as well as managing small capital projects. Additionally, the Area Maintenance Specialist will provide technical advice, training, and development to the site maintenance team. The Area Maintenance Specialist reports to the Director of Maintenance.
Key responsibilities include, but are not limited to:
- Oversee maintenance, inspections, and repairs of boilers and building automation systems within the assigned portfolio.
- Conduct high-level preventive maintenance inspections, particularly on boilers, ensuring compliance with safety standards.
- Manage small mechanical projects, collaborating with the capital team for timely completion.
- Provide technical guidance and hands-on training to enhance the skills of site maintenance teams.
- Mentor and support site teams in troubleshooting complex maintenance issues.
- Uphold a culture of continuous learning and improvement within the maintenance department.
- Provide emergency response support and guidance to our site teams.
Skills & Qualifications
This high-level maintenance position requires that the Area Maintenance Specialist already has and/or is able to obtain the following certifications within the first 90 days of employment with Aeon. Aeon will support the Area Maintenance Specialist with obtaining these certifications through training classes and/or by paying licensing/certification fees where applicable:
- C2 boiler's license (C1 preferred)
- EPA universal certification
- Certified Pool Operator (CPO) license
- NSPIRE Star Certification
- Water Restoration Technician (WRT) certification (advanced knowledge of remediation practices is preferred)
In addition, candidates should have:
- 5+ years of demonstrated expertise in high-level apartment maintenance, encompassing plumbing, electrical, general carpentry, advanced HVAC, and appliance troubleshooting.
- Proven ability to work effectively across business teams and external partners, driving results through seamless collaboration and communication.
- Capacity to work on a variety of tasks simultaneously and consistently meet deadlines, demonstrating strong organizational and time management skills.
- Demonstrated ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
- Proficient with Microsoft Office and comfortable with different technological platforms (ie. Microsoft Project, CAD, building monitoring systems and software, etc.).
- Must be a resourceful, problem solving, relationship-building, seeker of excellence, who values results, hard work, customer service, and loyalty to Aeon's mission.
- Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.
- Valid drivers' license, reliable vehicle and vehicle insurance required.
- Physical Requirements:
- Ability to stand, walk, reach, climb, bend and kneel for extended periods of time.
- Ability to complete daily tours between properties including but not limited to inspecting grounds, common areas, hallways, stairwells, and apartment homes.
- Ability to lift up to 30 pounds frequently and 50 pounds occasionally.
- Ability to reach above and below the shoulders.
- Ability to use hands and fingers to grasp, twist and pull.
- Ability to withstand external weather conditions such as working outside in the rain, cold, heat or other adverse weather.
- Ability to quickly respond to sights and sounds that may pose a threat to persons or property.
Compensation, Work Hours, and Location
The range of pay for this position is $30-$33/hr depending on experience and skillset. Aeon offers an impressive benefits package for full-time employees which includes medical, dental, vision, life insurance, short-term and long-term disability, retirement plan, generous paid time off and an employee assistance program. Typical work hours for our Roving Maintenance team are Monday-Friday 8am-4:30pm with some flexibility to accommodate the needs of the position and the staff person. This position will not have a regular or typical on-call rotation. Because this position will have high-level expertise and knowledge about Aeon systems and maintenance needs, they may receive after-hours calls from Aeon's on-call managers for high-level needs from time to time, answering as the Area Maintenance Specialist is able and available. The Area Maintenance Specialist will work in-person, onsite at Aeon properties, with occasional work at Aeon's Central Office and off-site training and meeting facilities.
