About the Job
The Area Maintenance Manager is responsible for overseeing the maintenance operations across multiple apartment complexes to ensure properties are well-maintained, safe, and compliant with company standards and local regulations. This role includes managing maintenance staff, coordinating repairs, and optimizing preventative maintenance programs to enhance the quality of the properties and resident satisfaction.
Key Responsibilities
Maintenance Management
- Oversee daily maintenance operations for multiple apartment complexes, ensuring timely and quality completion of work orders, repairs, and improvements.
- Develop, implement, and manage preventative maintenance schedules for HVAC systems, plumbing, electrical, landscaping, and other property systems.
- Ensure all properties comply with safety regulations, local codes, and company standards.
Team Leadership
- Recruit, train, and supervise on-site maintenance staff and contractors.
- Conduct performance evaluations and provide coaching and development for maintenance team members.
- Promote a culture of safety, teamwork, and accountability among maintenance staff.
Vendor and Budget Management
- Manage relationships with vendors and contractors to negotiate contracts and ensure timely and cost-effective services.
- Track and control maintenance budgets, including repair costs, capital improvements, and inventory management.
- Monitor and approve purchase orders and invoices related to maintenance operations.
Resident and Property Support
- Respond to escalated maintenance requests and emergencies, ensuring prompt resolution and resident satisfaction.
- Collaborate with property managers to address resident concerns and ensure a high standard of living for tenants.
- Inspect properties regularly to identify maintenance needs and opportunities for improvement.
Qualifications
Education and Experience
- High school diploma or equivalent required; technical training or associate degree preferred.
- Minimum of 5 years of experience in property maintenance, with at least 2 years in a supervisory role.
- Experience managing maintenance operations across multiple properties is highly desirable.
Skills and Competencies
- Strong knowledge of HVAC, plumbing, electrical, carpentry, and general building systems.
- Excellent organizational and time management skills, with the ability to prioritize and multi-task.
- Strong leadership and interpersonal skills, with the ability to manage and motivate teams.
Physical Requirements
- Ability to work indoors and outdoors in various weather conditions.
- Ability to lift and carry up to 50 lbs.
- Availability to respond to maintenance emergencies on nights, weekends, and holidays.
