AREA CONSTRUCTION MANAGER-NEW HOME CONSTRUCTION
Elliott Homes, LLC is seeking an Area Construction Manager specializing in residential new home construction. You will be part of a dynamic, production homebuilding company, currently building in the Mississippi Gulf Coast region, Hattiesburg, and the Alabama Gulf Coast.
Reporting to the VP of Production, the focus of the Area Construction Manager will be to assess, train, and develop production team members. This role will directly oversee 5 to 10 Field Managers and Assistant Field Managers within specified communities and will ensure all construction field-related projects, ranging from multiunit buildings to single-family homes, are being effectively built and delivered through final construction. The Area Construction Manager will monitor performance, ensuring all duties are followed through, are on schedule, and performed optimally.

ESSENTIAL DUTIES & RESPONSIBILITIES:

- Ensure daily checklists are being followed by Field Managers to manage jobs and ensure quality, timely, and clean sites.
- Ensure trades are being held accountable, scopes are followed, and proper application of material is executed.
- Ensure SWPPP guidelines are followed and maintain site control and erosion measures.
- Ensure inspections are conducted by municipalities required to obtain approvals to go from permit to Certificate of Occupancy.
- Ensure the aesthetic appearance of community green space, spec homes, model homes and entrance areas are maintained.
- Review and approve VPO’s on jobsites when necessary and communicate problems to the Purchasing team.
- Frequently attend community BAM meetings with field managers, sales team, and home buyers to ensure buyers are up to date on the progress of the home and review submitted BAM forms for support as needed.
- Ensure the Quality Inspection process is being followed and ensure the home is 100% complete prior to closing.
- Evaluate project costs and maintain budgets including POs, and VPOs, and verify back charges are processed. Communicate all variances to the designated contact.
- Be proficient at using the company’s online portal as both a communication and information resource between the field, vendors, and the office.
- Actively use the company’s dashboard to monitor the team’s performance with an eye on constant and never-ending improvement.
- Attend/Facilitate daily team huddles and weekly team training sessions.
- Follow up with buyers on survey responses as needed and meet with current or former buyers when necessary for conflict resolution.
- Cover for Field Managers taking time off as needed.
2. Mentorship Duties to Assistant Field Managers & Field Managers:
- Train the Assistant Field Managers and Field Managers on the 3 Main Pillars of Field Management: Time, Quality, Satisfaction and sign off on sections once completed.
- Train and continuously assess how to use the systems.
- Train and continuously assess how to communicate with trades and home buyers.
- Train and continuously assess how to assemble a home correctly and follow the activity checklists.
- Train and continuously assess how to conduct Orientation, Celebration, Primary and Anniversary inspections.
- Help the Assistant Field Managers obtain Field Manager status.
- Conduct annual reviews and report all feedback or performance improvement needs to the VP of Production.
REQUIREMENTS:
- A minimum of 3-5+ years of directly related experience in the homebuilding industry, working as a Superintendent for a residential production homebuilder.
- A degree in Construction Management is preferred.
- Holds a storm water management certification from a reputable source or obtain within 60-days of hire.
- Holds OSHA-10 Safety Certification or obtain within 60-days of hire.
- Expert knowledge of local trades’ building products, construction details, and relevant rules, regulations, and quality standards.
- Understands all facets of the construction process; ability to read and comprehend detailed construction blueprints, specifications, and detailed development drawings.
- Accountability toward obtaining group metrics and holding team members accountable.
- A strong desire to train and develop team members.
- Communication skills to set expectations for home buyers, trades and Assistant Field Managers and Field Managers.
- Computer proficiency is required to handle purchase orders, schedule, and communication with vendors.
- Consistency with daily processes and procedures.
- Strong listening skills to understand the needs of other governing authorities and buyers.
- A clear driving record and your own transportation with the flexibility to drive to different worksite locations daily throughout this region.
