- They are seeking an Area Community Manager to oversee daily operations for a portfolio of four student housing communities, comprising 1,221 units and 2,500 beds. The role involves leasing, team leadership, vendor and financial management, and strong resident relations, with a focus on maintaining high occupancy rates, ensuring compliance, and providing a safe, vibrant living environment. This role requires experience in large-scale student housing management and the ability to handle multifaceted operations efficiently.
Responsibilities:
- Portfolio Oversight: Manage all daily operations across four communities, including resident services, lease renewals, and move-ins/move-outs, to ensure high standards of occupancy and resident satisfaction.
- Financial Management: Oversee four distinct budgets, conduct financial analysis, assist with budget planning, and manage rent collections and payments to meet financial targets.
- Vendor & Maintenance Coordination: Partner with the Facilities Manager to oversee maintenance needs, preventive maintenance schedules, and a well-organized make-ready process.
- Resident Relations: Serve as the primary contact for resident issues, provide excellent customer service, and work with the team to promptly address maintenance and service requests.
- Team Leadership: Manage a team of 38, including 5 direct reports (4 Assistant Managers, 1 Facilities Manager, and 2 Leasing and Marketing Managers). Conduct hiring, training, and performance evaluations, and support team development to meet operational goals.
- Compliance & Reporting: Ensure compliance with business documents and property management regulations. Prepare timely reports and recommend operational improvements to enhance efficiency.
- Marketing & Leasing Support: Develop and implement leasing strategies to optimize occupancy rates and revenue. Collaborate on marketing efforts and adjust strategies to align with market conditions.
Qualifications:
- Education: High School Diploma or GED required; Bachelor’s degree preferred.
- Experience: Minimum of 3 years in property management, ideally in student housing, with experience managing large properties (800+ beds preferred).
- Skills: Strong leadership, customer service, and communication skills; proficiency in Microsoft Office Suite and property management software (Entrata preferred).
- Key Strengths: High energy, organization, and the ability to thrive in a fast-paced, dynamic environment. Must be proactive, a problem-solver, and skilled at managing a diverse team.
- Other Requirements: Valid driver’s license and a clean driving record.
