About the Position:
We are looking for an experienced apartment maintenance assistant for our community in Alpena, MI. We need someone who possesses entry- to mid-level skills in handling a wide array of maintenance responsibilities and a willingness to foster positive relationships with residents.
The ideal candidate will be professional, organized, detail-oriented, self-motivated, and adaptable. To be considered, one must have a valid driver's license, reliable transportation, and a willingness to drive forward the company's mission in all daily operations.
Under the direction of the Property Management and Maintenance supervisors, the apartment maintenance assistant in this role will be expected to complete all essential functions including but not limited to:
- Regularly walk around the property to identify maintenance needs and communicate with Company representatives to report such hazards while collaboratively determining the appropriate corrective action plans
- Determine weekly and daily maintenance tasks based on work orders and make-ready schedules
- Assist in maintaining property grounds to improve curb appeal and community perception among residents
- Prepare vacant units for market, including painting, drywall, carpentry, and general repairs
- Perform routine repairs, including plumbing, carpentry, appliance, electrical, painting, and drywall
- Assist in ordering supplies and identifying contracted work bids in consideration of property maintenance budgets
- Perform routine (monthly/quarterly) unit inspections.
- Regularly report to work as scheduled to maintain appropriate attendance and keep up with daily operational expectations
- Maintain open and ongoing communication with other maintenance staff, Property Manager, and Regional/Executive team members
- Attend and participate in ongoing learning/training opportunities as presented by the Company for continuous improvement purposes
- Assist with hazardous weather problems, fires, floods, freezes, etc. as applicable
- Complete season-specific tasks on the property grounds to ensure safe/livable environments for all (i.e., snow removal/salting and mowing/etc.)
- Perform on-call emergency work in the evenings/weekends as required.
- Perform any other tasks as assigned within the scope of duty for this department/position
Employment Requirements:
- Valid driver’s license and reliable transportation (Required)
- Must own and be able to use basic tools required for the job (Required)
- Lift/move up to approximately 75 pounds, with or without reasonable accommodation (Required)
- Must be able to work on feet for multiple hours per day (Required)
- 1+ years of apartment maintenance experience (Preferred)
