Administrator - Affordable Housing - Sunny View
Summary:
The Administrator is responsible for the efficient and safe management of Affordable Housing residential property and community operations consistent with established standards and practices. This individual supervises several direct reports, and directs personnel and resources to ensure that the community is maintained in the best possible physical condition within the limits of the established budget.
Responsibilities:
•Conducts general administration and maintenance requirements for the building and its community programs.
•Supervises day-to-day operations and community employees
•Directly supervises and leads the Administrative Assistant Resident Service Coordinator; Maintenance Janitor and other staff and volunteers as assigned.
•Ensures that all services meet established quality standards and federal and state regulations.
•Manages and oversees of occupancy functions including income certification; rent calculation; rent and deposit collection; delinquency reports; waiting lists; and related functions in accordance with HUD and Fair Housing requirements.
•Trains, evaluates and counsels Affordable Housing community employees in accordance with established Human Resource policies and procedures.
•Human Resource functions include hiring and terminations of personnel in coordination with Property Supervisor, the Director of Operations and Human Resources.
•Develops positive working relationships with employees, residents, residents’ families, community service organizations, volunteers and Support Services staff.
•Develops maintenance work schedules; coordinates service work; oversees all preventative maintenance work.
•Submits accurate time and payroll records, accounts receivable and accounts payable documentation.
•Manages occupancy needs; markets available apartments in accordance with HUD Occupancy, and Fair Housing guidelines; working directly with maintenance to prepare units for occupancy.
•Develops and maintains positive working relationship with local HUD offices.
•Achieves score of Above Average or higher, on HUD Management and Occupancy reviews and 90 or above on REAC inspections.
•Other duties as necessary or assigned.
Knowledge, Skills, and Abilities:
•Strong knowledge and demonstrated understanding of all HUD operating and occupancy regulations.
•Ability to communicate effectively in a business environment
•Understanding of and compliance with HIPAA standards of practice
•Experience and literacy with applications used by affordable housing communities, such as RealPage/OneSite.
Education and Other Qualifications:
•Bachelor’s degree or equivalent experience. Master’s Degree in gerontology, business, or social services preferred.

Education and Other Qualifications:
•Demonstrated ability to use occupancy, financial and maintenance software programs being utilized by affordable housing communities.
• Must complete and pass a physical examination with tuberculosis (TB) screen prior to employment.
• Employment contingent upon fingerprint clearance from the Department of Justice.

• While performing the duties of this job, the employee is frequently required to stand and walk; sit for long periods of time; use hands to finger, handle, or feel; and to hear and speak with peers and residents. The employee is often required to move continually throughout the work day; maintain dexterity to pinch small objects; reach with hands and arms and stoop, kneel, crouch, climb, or crawl. The employee must occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.
