Our client is a real estate investment firm with a long-standing presence in Boston. They are seeking an Accounting Manager to join their team.
Salary/Hourly Rate:
$125k – $135k plus Bonus
Position Overview:
The Accounting Manager is responsible for a portfolio of commercial properties and will work hand-in-hand with 3rd party Property teams who manage day-to-day accounting operations. They will review 3rd party property accounting for consistency, accuracy, and proper accounting. The Accounting Manager will assist with cash management including weekly check funding.
Responsibilities of the Accounting Manager:
- Rent rolls and lease maintenance.
- Assist with financial reports.
- Annual budgets and quarterly budget re-projections.
- Tax basis amortization and depreciation calculations.
- Provide support to 3rd party MRI users.
- Review and approval of operating and tax escalations.
- Annual estimates, quarterly and annual reconciliations.
- Cost pools, expense caps, exclusions, gross-ups, and base year calculations.
- Manage loan compliance.
- Mortgage payments, lender reporting including debt service coverage ratio calculations.
- Take charge of loan and escrow draws.
- Prepare unaudited financial reports as required by the ownership of the property.
- Provide comprehensive audit support & prepare audited financial statements with footnotes.
- Prepare ad-hoc financial analysis and reporting as needed.
- Joint Venture Accounting, and cash management including capital calls and distributions.
- Calculate and process management fees.
- Calculate income allocations including waterfalls, as required.
- Work with the Acquisitions team to review diligence materials.
- Review settlement statements including, prorations and buyer/seller credits.
- Work with the Disposition team to respond to Buyer diligence requests.
- Prepare prorations and work with 3rd party teams to prepare estoppels.
- Prepare and record closing entries including gain/loss calculation.
- Monitor all post-closing activity for true-up with the Buyer.
Qualifications for the Accounting Manager:
- 5 years of property accounting experience, with the majority in commercial real estate.
- 2+ years of supervisory experience is a plus.
- Funds and/or joint venture experience.
- Experience with fair value GAAP and tax accounting. IFRS is a plus.
- TRS (Taxable REIT Subsidiaries) is a plus.
- Proficient with tenant recoveries (CAM).
- Understanding of waterfall calculations.
- Year-end audit including preparation of financial statements and footnotes.
- Loan compliance including loan-draw and escrow-draw packages, and covenant calculations.
- Work independently and communicate effectively.
- Must be able to work at a fast pace, be detail-oriented, and have the ability to multi-task and prioritize.
- Proficiency in financial software systems applications and proficiency with Microsoft Windows software programs. MRI experience a plus.
Education Requirements:
- Bachelor’s degree in Accounting/Business is required.
