Position Summary
Underground utility contractor in the Baltimore area is looking to add a Sr. Project Manager to their team. The Sr. Project Manager is responsible for all tasks from execution to finances in the project after turned over from estimating until final project close out. The Sr. Project Manager is ultimately responsible for the entire project. Specifically, The SPM manages the budget, purchasing, as well as, obtains the information, authorizations, and drawings needed for the construction of the project.

Position Summary
Underground utility contractor in the Baltimore area is looking to add a Sr. Project Manager to their team. The Sr. Project Manager is responsible for all tasks from execution to finances in the project after turned over from estimating until final project close out. The Sr. Project Manager is ultimately responsible for the entire project. Specifically, The SPM manages the budget, purchasing, as well as, obtains the information, authorizations, and drawings needed for the construction of the project.
Responsibilities:
- Establish an accurate take off and budget for the project as outlined in the Job Turnover/Budget Process
- Make Submittals a routine priority
- Place all orders for material, designating where the material is to be placed
- Coordinate with Operations the Client and equipment needed to execute the project
- Tickets and change orders are to be priced, processed a monthly basis (set a precedent that change orders are urgent)
- Attend job site progress meetings
- Every month prepare an Analysis Report for each project
- Forward monthly requisitions to Finance by the end of the month
- Attend monthly job review meetings and lead the meeting regarding the financial aspect on the job
- Follow through on collection calls for payments if payment goes beyond 45 days
- Maintain daily contact with the Field Engineer to remain aware of field activity and what needs to be addressed
Document Control
- Review and process submittals and shop drawings; including coordination review between different building systems
- Create submittal log and schedule to support the field schedule/operations; including analysis of material fabrication and delivery lead times
- Process, research, analyze, and respond to requests for information (RFI's) including resolution of issues involving multiple trades
- Maintain and distribute project documentation
- Obtain and process start-up and closeout documents
- Manage and update drawings and specifications
- Document minutes during jobsite meetings
- Responsible for transmitting the following to the Superintendent: executed subcontractor contracts, budgets, schedules, current contract documents, and other key information
Procurement
- Assist in development of bidders lists
- Write subcontracts
- Manage distribution of bid documents and tracking of bidders, including solicitation of bidders and management of data.
- Set-up and assist with pre-bid meetings
- Manage bidder question process
- Write work scopes and develop front end documents for bidding
- Receive and evaluate bids and assist with conducting post-bid reviews
- Receive and review subcontractor insurance and bond documents
- Create a detailed comprehensive contract items list of all products required for the construction of the project
- Obtain and check subcontractor change orders, estimate changes to the scope of work; issue general contract change orders, and follow with the architect and owner for approvals
- Document MBE and WBE participation.
- Obtain permits for the building; see that subcontractors obtain their permits; and assist the Superintendent in obtaining inspection certificates for the performance of the work
- Follow for, check, and obtain approval of subcontractor shop drawings, samples, material lists, etc.
- Maintain a contract change order log, a pending change order log, a submittal log, and an approval letter log, as dictated by the specific project requirements.
- Work with Field Engineer to place all orders for material, designating where the material is to be placed
Planning
- Handle normal contact with the architect, engineers, and owner. Attend their meetings and obtain approvals
- Conduct Owner meetings and produce meeting minutes
- Initiate setup of a basic project schedule and creation of activities and logic, with assistance from the project Superintendent on durations and schedule flow. Maintain project schedule through updates, implementing logic modifications and adding activities
- Develop site logistics plans in conjunction with the project Superintendent
- Conduct weekly project reviews with the Superintendent
- Prepare and maintain a general project schedule; and work with the Project Superintendent to create and maintain a detailed project schedule
- Make project goals their own and use their skills and expertise to inspire a sense of shared purpose within the project team
Field Operations
- Enforce company safety policies on jobsite, working closely with the Project Superintendent, General Superintendent, and Safety Manager to support the project safety plan
- Track timely receipt of required submittals
- Oversee field activities to support Field Engineer functions; daily contact and weekly walks with Field Engineer and Superintendents is a must
- Facilitate Mechanical/Electrical overhead coordination
- Walk job to assist with enforcement of schedule with contractors in the field
- Assist with verification of approved products being installed on site
- Cost Management
- Prepare and issue billing requisitions; and follow for verification of funding.
- Receive and review/evaluate subcontractor quotations for changes; negotiate appropriate costs
- Support subcontractor payment process
- Code all bills for input into accounting
- Maintain a contract change order log, a pending change order log, a submittal log, and an approval letter log, as dictated by the specific project requirements
- Obtain guarantees from the subcontractors and establish effective dates thereof; and, when required, obtain the architect and owners' acceptance of the work and approval of making final payments
Job Requirements

- Experience with Microsoft Project or Primavera SureTrak, including ability to set up a schedule from scratch, including creation of filters and layouts for different printouts; knowledge of Sage/Timberline PJ project management, PDF editing, electronic file management and scheduling software helpful
Technical Skills
- Knowledge of construction sequencing and durations
- Knowledge of OSHA safety policies and emergency procedures
- Knowledge of standard AIA agreements
- Knowledge of the components of an owner contract and ability to implement requirements for execution of responsibilities at the jobsite
- Knowledge of applicable building codes and standards
- Knowledge of building systems, including architectural, civil, structural, mechanical, and electrical and ability to read drawings and specifications
- Familiarity with what lien requirements are and how those affect jobsite paperwork
- Knowledge of construction labor rates and what is included within them
- Understanding of differing definitions of commissioning and how those need to be applied to assigned project
- Understanding of different contract types and what is appropriate information to include in a vendor agreement
- Understanding of value engineering process and knowledge of most common items identified
- Knowledge of differing site conditions, building conditions, and construction technologies

- 5 plus years of related experience in several of the core areas of responsibilities
- 2 plus years of underground utility construction specific experience
