Summary:
The Senior Project Manager is a key driver of our collaborative process, overseeing multiple projects, and leading the Project Management team. They are responsible for project management and execution through all phases of the construction process including pre-construction through closeout. They are proactive and transparent in their approach and have a gift for creating clarity when things are uncertain. ?In addition to driving their own projects, they also mentor and guide the performance of the project management team, ensuring consistency in project delivery, profitability, and customer satisfaction.
Primary Responsibilities:
Leadership & Team Management
- Directly lead, coach, and mentor a team of Project Managers, providing guidance and performance feedback.
- Oversee resource allocation across the team, ensuring the appropriate assignment of personnel to meet project deadlines.
- Foster a culture of collaboration, open communication, and accountability across all projects.
- Organize and lead regular team meetings to share best practices, resolve challenges, and track project KPIs
Manage vendor and subcontractors??
- Coordinate between general contractor and other trades.?
- Manage/monitor communication and coordination of project budgets with various internal and external department
- Proactively communicate project status, issues, and risks to company management
- Prepare scope of work assessments and manage all quotes from outside subcontractors, including selecting and managing the performance of subcontractors
- Conduct formal/informal status meetings with all concerned stakeholders (e.g., general contractor, owner, architect, company office and field personnel, and subcontractors).?
Manage schedule to client and internal due dates??
- Create and manage project scheduling working backward from general contractor required on job dates
- Understand and manage when expectations are unreasonable or do not follow required work procedures
- Coordinate fabrication and delivery schedules
- Coordinate with the field subcontractor for the installation of finished/fabricated product and ensuring the subcontracted erector’s on-site work quality meets expectations?
- Engaging detailing with priorities and delivery requirements in mind, in-house or subcontracted as availability allows, and ensure detailers shop drawings meet project specifications, estimate, and requirements for build-ability & erect-ability
- Managing submittals; shop drawings, samples, technical data, etc.?
- Write and manage RFI’s to ensure they are answered in a timely manner
- Manage the procurement process and properly coding all project invoices upon delivery/routing to ensure the proper capture of project costs?
Manage budget to target profit??
- Ensuring actual costs remain within budget throughout the life of the project?
- Accurately computing additional costs resulting from project changes and promptly issuing a change order request to the general contractor and tracking the status of each request
- Prepare project estimates and manage project budgets, including monthly project reviews with management
- Prepare and manage monthly billings
- Manage multiple projects in various stages of completion, depending upon size and complexity
Manage scope to contract??
- Anticipate/understand the full scope of work and comparing contract documents to estimate to identify revisions or value engineering that may not be immediately evident
- Prepare and issue project specific contracts and purchase orders
- Document all project events as necessary to establish a record specific to the project
- Prepare and negotiate all project change orders?
- Identify and mitigate project risks and implement solutions to resolve issues.
- Ensure compliance with safety regulations, industry standards, and contractual requirements.
Manage Client Expectations and Relationships
- Develop and maintain strong relationships with clients to ensure satisfaction and repeat business.
Knowledge, Skills and Abilities:
- Read and Interpret Architectural and Structural Building Plans and specifications
- Minimum 15 years of structural steel fabrication/erection and/or construction experience
- Detailed knowledge of project requirements, including, contracts: scope of work, drawings, specifications, schedule, budget and including the technical and administrative specifics.?
- Knowledge of all phases of building construction process including pre-construction to closeout
- Experience with cost controls
- Ability to navigate through a 3D BIM environment
- Ability to lead and manage people
- In-depth knowledge of structural steel detailing, fabrication, and erection processes.
- Proficiency in project management software
- Strong understanding of industry codes, safety regulations, and quality control standards.
- Excellent leadership, negotiation, and decision-making skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Exceptional communication and interpersonal skills.
Experience Education and Licensure
- 15+ years experience in structural steel, steel fabrication management, steel erection, and/or construction
- 12+ years of experience in Project Management
- Ability to read and interpret contracts, technical drawings, and specifications.
- Strong written, verbal, and organizational skills with the ability to multi-task yet remain detail-oriented and organized.
- PMP (Project Management Professional) certification is a plus.
