Job Summary
Directs construction project management planning and execution processes on new and ongoing projects to meet project design requirements, schedules, and organizational financial objectives. Provides overall strategic governance for projects by establishing standards, processes, and tools for effective project management throughout the project lifecycle. Uses comprehensive knowledge of construction processes and operations to set project productivity and quality targets. Monitors project milestones, change orders, and technical status reports. Manages strategic client relationships and establishes clear lines of communication. Responds to escalated project issues that may impede project delivery and coordinates solutions. Analyzes project metrics to identify weaknesses or problems and propose operational improvements and cost savings for future projects.
Key Responsibilities
- Areas of expertise require autonomy and independent discretion in the following areas:
- RFP development and overall project budgeting
- Pre-bid oversight and coordination
- Handling all design phases and documents
- Customer engagement for sales and fulfillment of requirements
- Coordination and supervision of all contractors
- Coordination with internal customers and subject matter authorities
- Oversight of physical construction activities
- Leading the commissioning process
- Hand-off of physical data center and project documents to operations
Essential Job Functions
- Management of project scope, schedule, and budget
- Drive all aspects of construction including pre-construction, design development, permitting and entitlements, competitive bid process, team selection, construction oversight, commissioning, and project closeout
- Cultivate ability to create cases and bring projects from concept through internal project approval
- Enforce project quality controls and safety programs through an in-depth understanding of the partner contracts and design documents
- Lead the client safety program and provide weekly site walk reports. Two (2) site walks are required per week to provide accurate safety metrics to the client safety department
- Translate job requirements to execution with minimal direction
- Collaborate with design team, contractors, operators, and clients
- Submit monthly project financial reporting including forecasting, cash-flow, etc.
- Review monthly contractor billing and perform job walks to substantiate progress
- Develop, lead, maintain, and assist with contract negotiation of new and existing vendors
- Handle input and delivery of work products from internal team members to ensure that new data center spaces stay in sync with the project requirements, customer requirements, all engineering standards, applicable codes, and specifications
- Develop, document, and drive lessons learned, process improvements, cost, and schedule savings initiatives throughout the project lifecycle process
- Work closely with the Operations to coordinate design criteria with budgetary issues and ongoing maintenance and operation of existing facilities
- Manages subordinate staff in the day-to-day performance of their jobs.
- Ensures that project/department milestones/goals are met and adhering to approved budgets.
- Has full authority for management of employees, including hire, coach, mentor and terminate if needed.
- Awareness of the importance of critical facility operation
- Additional duties as assigned from time to time by Management
Experience/Training/Education/Certification
- Bachelor’s in Construction Management, similar field, or equivalent experience
- 5 years of experience in leading construction projects of growing complexity required, 7+ years preferred
- 1-3 years of supervisory experience required
- Experience in CSA (civil, structural, architectural) and MEP (mechanical, electrical, plumbing) construction management, required
- Mission Critical experience is strongly preferred
- Proficiency in Procore, Cx Alloy, and P6 is strongly preferred
Physical Requirements
- Some travel will be required (up to 50%) however may grow over time
- Ability to lift up to 25 lbs
- Ability to stand, stoop, bend, sit, walk for extended periods
- Continuous ability to adapt to the physical needs of a construction site in all phases
