Overview
Responsible for leading the maintenance and improvement operations of all YMCA facilities, including preventative maintenance and related budgets. The Senior Maintenance Director will repair equipment as needed, order maintenance and housekeeping supplies, ensure equipment and facility safety, and maintain the building and grounds in a neat and attractive manner. This position will have oversight for all Association facilities and provide leadership to the Property team, and oversee properties, grounds and other assets by ensuring policies and procedures including risk management are followed.
Hiring Range: $55,000 - $63,000 based on experience

Responsibilities
- Assesses equipment and maintenance needs through the work order software for assigned facilities and sets schedules accordingly to ensure that maintenance projects are completed in a timely manner.
- Performs or supervises all maintenance activities or projects. Organizes association level projects and coordinates with team and leadership on staffing needs and project schedules.
- Communicates regularly with Executive Directors needs and projects at their centers/buildings.
- Ensures the proper execution of a preventative maintenance program for buildings, mechanical systems, and equipment.
- Develops and implements regularly scheduled facilities and ground audits. Communicates results and recommendations to leadership.
- Assists the COO or other assigned leadership with building expansion and renovation projects.
- Works with outside agencies such as fire, health, building depts.., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.
Leadership & Supervision
- Hires, trains and develops maintenance team members. Responsible for following association protocols for hiring and on-boarding process and oversees ongoing training.
- Identifies, secures and evaluates vendor performance; i.e. mechanical repair, lawn care, cleaning crew, etc.
- Oversees custodial services contract for association and works with Center Leadership to ensure that our facilities are clean and safe.
- May provide support to facilities in the absence of the assigned maintenance team member.
- Responsible for responding quickly to emergency situations and concerns; may include evening and weekends.
Fiscal Responsibility
- Assists the COO and Property Managers in developing, managing, and monitoring the Buildings and Grounds budgets to meet or exceed budget targets.
- Assists in the development and execution of the association deferred maintenance and capital expense budget.
- Purchases maintenance and housekeeping supplies for assigned facilities.
General

- Enforces and follows all policies and procedures to create safe, clean, and inviting facilities.
- Troubleshoots and problem solves assigned center/site property-related situations.
- Ensures compliance with all OSHA, YMCA, federal, state and local regulations
Qualifications
- Bachelor’s degree from an accredited college or university or the equivalent combination of education and experience.
- Five years successful work experience in facility management, budget management, supervision of associates.
- Strong mechanical aptitude in facility mechanical systems, troubleshooting, safety and compliance issues, facility design, custodial functions and preventive maintenance procedures and ability to work on projects if needed.
- Must have a clear understanding of building trades, such as HVAC, electrical, plumbing, carpentry and commercial pool operations.
- Experience with project management in new construction and facility expansions and renovations.
- Strong interpersonal and communication skills and the ability to work effectively with a wide range of constituencies in diverse communities.
- Understands and complies with all applicable codes, regulations, governmental agencies and company directives related to building operations and work safety.
- Able to analyze complex information, and to define and solve problems.
- Possesses a thorough knowledge of utilities and energy saving strategies.
- Detail oriented with good organizational skills, and be multi-task proficient.
- Must maintain a current motor vehicle license and acceptable driving record that meets YMCA standards.
