Job Purpose
The Senior Director of Construction & Facilities Management is responsible for all Company construction projects and reports to the Vice President of Real Estate & Construction. This role provides strategic direction and execution for all construction, activities including new branch openings, relocations, expansions, leasehold improvements, and facilities maintenance. The Senior Director of Construction & Facilities Management actively drives projects forward, continuously integrating industry best practices. They are responsible for project budgets and timelines, ensuring projects are completed on time and within budget. As a key leader in Herc's growth, this role manages five construction project managers across the US and Canada, requiring deep knowledge of construction processes to troubleshoot and resolve issues, and the ability to present confidently to the C-Suite.

Job Purpose

As a key leader in Herc's growth, this role manages five construction project managers across the US and Canada, requiring deep knowledge of construction processes to troubleshoot and resolve issues, and the ability to present confidently to the C-Suite.
What you will do...
- Oversee the construction project managers by:
- performing final approval of formulated project budgets before presenting them to the Real Estate Committee.
- reviewing and evaluating leasehold improvement needs versus costs.
- sourcing and evaluating multiple competitive bids from contractors and driving the selection of preferred vendors.
- conducting site visits of projects and providing timely added value input.
- establishing consistent procedures.
- mentoring and developing staff
- Set and execute department priorities based on workload, project complexity, deadlines and staffing resources
- Responsible for the complete accuracy of, and explaining and defending, all LHI requests to the executive Real Estate Committee.
- Track and report consolidated construction projects progress, including by project detail of budget variances and timeline delays
- Work with Herc field operations teams to balance their needs/wants while implementing the overall corporate strategy; assist field operations in maintaining their physical locations
- Responsible for the utility and facility maintenance contracts and approvals for the company
- Manage workflows of all transactions, service requests and resolution of disputes
- Collaborate and provide input to the Real Estate team in the evaluation of prospective sites for optimal new Herc locations
- Assist Legal Department as needed relating to construction issues to avoid litigation and protect company assets
- Assist Real Estate in effective communication with Landlords, settle disputes, and ensure compliance with the leases
- Assist other internal departments, including but not limited to Risk Management, Environmental, ES&G, in matters relating to construction, as needed.
- Work with the Environmental manager in the development and maintenance of a company standard program for fuel tank and fuel systems.
- Provide ongoing technical support to field personnel for compliance with company best practices in regard to hazardous materials
- Responsible for ensuring proper company procedures are followed regarding Real Estate and Construction decisions & approvals daily.
- Deliver projects as approved, on schedule, and within approved budget. Manage all change order requests to the project budget.
- Manage all service providers to ensure maintenance and repairs are completed quickly for a reasonable price.
- Be a champion of Herc to all external customers
Requirements
- At least 10 years of related work experience in non-residential Real Estate
- Bachelor's Degree in Construction Management or Engineering - An advanced degree is preferred
Skills
- Possess detailed knowledge of non-residential construction processes, with a proven track record of obtaining zoning, use, permit approvals
- Ability to prepare and modify site drawings/plans
- Ability to interact with all levels of management & outside vendors
- Ability to work on numerous assignments simultaneously
- Detailed oriented
- Exceptional communications & organizational skills
- Knowledge of project and construction management software and tools
- Must have tenacious follow-up skills
- Strong working knowledge of lease and contract terms and conditions, both in theory and real-world applications
- Work independently
- Problem solving, including ability to identify roadblocks early and create path to resolution for the entire construction team
- Must be willing to travel up to 50% of the time
