About the Job
1. JOB DESCRIPTION:
a. Managing many projects; coordinating between the Client, Owner, S&B Supervisors, Subcontractors, and Accounting Department; ensuring that the schedule can be met; seeing that all billings, weekly & daily reports, and all other paperwork for the project is complete and accurate
2. REPORTING RELATIONSHIP:
a. The Project Manager reports to and is accountable to the V.P. of Construction. The following positions report to the Project Manager:
i. Supervisors
ii. Crew Leaders
iii. Subcontractors
v. Project Engineer
3. ESSENTIAL FUNCTIONS:
a. Responsible for the efficient, effective, economical (at or below budget) and quality operation of the project which many require coordination meetings. Consistent review of production hours and budgeted materials allotted for the projects. Meetings may be required with Clients, Owners, General Contractors, Architects, and Subcontractors.
b. Assures that all Supervisors and Subcontractors have necessary information and materials to complete the project according to the contract, code, plans, specifications and Client requirements.
c. Coordinates with Estimator, Purchase Agent, Subcontractors and Project Supervisor on scheduling priorities.
d. Creates and maintains project schedule that includes: start/finish dates, benchmark dates and substantial completion dates.
e. Interview, hire and/or promote candidates for Supervisor, Crew Leader and Laborer positions.
f. Aids and assists in the estimating and acquisition of work contracts.
g. Creates and implements systems with field Personnel that increase efficiency and Company profitability.
h. Ensures that all billings are done in a timely and accurate manner.
i. Participates actively in business development efforts.
4. AUTHORITY:
a. The Project Manager is authorized to:
i. Coordinate with Subcontractors.
ii. See that S&B systems and methods are used to complete the work.
iii. Verify that materials are secured for the project.
iv. Approve time cards.
v. Drive Company vehicles.
vi. Request supplies, equipment and/or personnel needed to complete projects.
vii. Assign a lead person to be in charge of a project whenever the Supervisor leaves the jobsite or is detained by site meetings, etc.
viii. Enforce Company policy, discipline as needed, hire and fire
ix. Ensure safety on project site with Company vehicles and equipment.
x. Suspend person from project site while Management investigates.
xi. Suggest pay raises to the VP of Construction for those who report to this position.
5. DUTIES AND TASKS
a. Makes it understood by all Employees that safety, the Customer and quality work are our number one concern in all phases of our work. Ensures that these are accomplished.
b. Have a sit-down coordination meeting with the Estimator and Project Supervisor before the start of the project to review the bid, project budget, duration, Subcontractors and materials needed.
c. Coordinate material and delivery dates.
d. MUST maintain daily and weekly reports to be turned into the V.P. of Construction.
e. Guarantees the V.P. of Construction. that all activity will be in compliance with the laws and statutes of the various governmental agencies.
f. Instructs all Employees that report to this position with clear, concise information and makes sure the individual receiving them understands the instructions.
g. Ensures that the work area is kept safe, clean and organized. Includes keeping work trailers and trucks clean and organized.
h. Maintains two sets of drawings and specifications on the job at all times. One set as the working set and one as the As-Builts.
i. Assigns Employees that report to him specific tasks, schedules and time allotted to complete those tasks.
j. Responsible for the security and safe keeping of all company equipment, tools, supplies and materials assigned to the project.
k. Promotes the training of all Employees reporting to them, especially lead persons and those who want to become Project Supervisors.
l. Responsible for the completion of the punch list in a timely manner. Punch list to be signed and turned over to the Supervisor. Completed punch list is handed over to the V.P. of Construction..
m. Responsible for the Subcontractor’s evaluation report upon completion of the project. Include this with other items on the Subcontractors.
n. Assures that all Change Orders are properly documented and approved.
o. Conducts weekly meetings with Supervisors to review last week’s progress and set goals for this week’s progress. This is to be completed each Monday morning.
p. Maintains a daily report of material cost and hours. This report is to be turned in to the Senior Project Manager weekly and to the Estimators at the end of the project.
q. Becomes thoroughly familiar with the plans and specifications of each project and ensures that work is being done according to specifications.
r. Keeps the Estimator and Senior Project Manager informed in a timely manner of any deviation from the schedule and cost estimates.
s. Conducts Employee performance evaluations on all Employees that report to this position, at least yearly.
t. Ensures that all material receipts are turned in to the Accounting Department.
6. PERFORMANCE MEASUREMENT:
a. No accidents on job site.
b. Completing job projects at or below the estimated amount.
c. Completing job projects on-time or ahead of schedule.
d. Having all reports, paperwork and billings done in a timely and accurate manner.
e. Managing each project with a smooth flow of work throughout the project.
f. Ensures that all Duties and Tasks listed are completed
g. Employees review of P.M., Subcontractors and Clients
