The Building People has an opportunity available for a Senior Chief Engineer to oversee approximately 1,000,000 SF in Kings Point, NY (North-Western Nassau County). The Senior Chief Engineer will cover the following duties:
Duties/Responsibilities:
- As a member of the contract PMO, to oversee the maintenance and continuous operation of all building systems
- Supervisory and management support to Preventive Maintenance Supervisor, engineers and maintenance staff
- Create and routinely update a documented plan that includes preventive, predictive and reactive maintenance procedures
- Participate regularly in client-facing and property team communications
- Lead, create and manage the engineering budget and participate in the overall operating budget process
- Assist in the development of a capital improvement plan
- Select, schedule, supervise and direct contractors/vendors, monitor and document performance
- Respond effectively to emergencies and service calls
- Provide timely update to Property Management Team
- Assist with soliciting proposals from vendors for assigned projects.
- Lead and organize ongoing technical, safety, and operational process training programs and procedures
- Other duties as requested by property management team and/or client
- Oversee large, complex facilities and maintenance projects
- Contributes to the organization through strategy definition and implementation of directed initiatives
- Develops or assists with documentation and information maintenance
- Ensure all facilities systems are in proper working order by ensuring preventative maintenance is conducted and issues are addressed promptly
- Leads complex facilities projects
- Accurately estimates building costs and project timelines
- Communicates status of facilities projects to supervisor and others impacted in the facility
- Oversee maintenance and operations contracts with vendors
- Secures and maintains maintenance and operations contracts
- Ensure contracts are maintained and services are scheduled as needed to maintain continuity of operations
- Prepares reports and maintains records associated with vendor operation and maintenance, and facility operation and maintenance
- Produces written reports as requested or needed and by specified deadline
- Develop and Implement Facility Related Standard Operating Procedures (SOP)
- Prepares and/or implements a detailed preventative maintenance plan for equipment to include routine testing of critical systems and equipment
- Leads or assists in coordinating or performing inspections
- Assists with safety equipment, inspection, certification, and maintenance
- Assists with establishing emergency contact procedures for unscheduled system interruptions or equipment malfunctions
- Assist as necessary with activities related to safety and operations committee meetings
- Provides technical assistance during emergency response incidents as necessary
- Applies knowledge of principles, methods, and equipment relating to steam generation, refrigeration, mechanical and electrical requirements in training
Skills/Qualifications:
- Minimum 15 years of progressive related experience in Building Infrastructure Operations and Management
- Ability to prepare clear strategic planning procedures and user-friendly templates to assist entities in undertaking forward, strategic planning.
- Broad knowledge of all phases of engineering, field activities, production techniques, building materials, and construction methods for development of various work areas.
- Understands technical issues and costs related to selection of design features and unique requirements.
- Broad knowledge of building industry, government compliance & regulatory standards and environmental compliance laws and requirements.
- Experienced with engineering work planning, scheduling and cost estimating.
- Experienced managing knowledge of sustainability and its integration into the design and the construction of various buildings.
- Must have excellent interpersonal skills, be a team player and have a knowledge sharing approach.
- Ability to solve problems by thinking laterally and be able to understand the needs and requirements of the client and various entities – to provide planning / design / feasibility solutions in a multi -disciplinary / multi - sectional context.
- Must be self-driven and able to plan and execute work without direct supervision from senior management and/or peers.
- Must be flexible and adapt to working in a demanding environment, including the need to travel and work remotely if / when required.
- Vocational or technical training in MEP fields.
- Professional licensing in aligned MEP and Construction trades.
- Experience in managing and maintaining Fire Life Safety systems and Fire Suppression
- Substantial experience in the maintenance and operation of a highly technical facility as well dispersed buildings with systems integration.
- Significant experience in managing multiple projects and tasks simultaneously.
- Supervisory experience, demonstrated experience planning, scheduling, and supervising complex maintenance projects.
- A well-rounded background in all the building trades.
- Experience with high pressure steam boilers.
- Knowledge and experience with Geothermal Heat Pump systems and infrastructure.
- Demonstrated knowledge of Direct Digital Control (DDC) systems.
- Skill in problem solving and critical thinking associated with HVAC, Electricity, Plumbing; and other building maintenance.
- Demonstrated skill in leadership.
- Demonstrated oral and written communication skills.
- Demonstrated interpersonal skills and ability to engage with a diverse group of people.
- Demonstrated computer skills including Microsoft word, Excel, software for building equipment and control systems, familiarity with programmable logic controllers; basic computer hardware troubleshooting skills.
- Ability to coordinate a large building and/or grounds program.
- Ability to effectively read and interpret blueprints, construction plans and written specifications.
- Ability to estimate building costs and project timelines.

- Journeyman License (or equivalent) for one or more of the following: Electrical, Plumbing, Mechanical
- Boiler Operator certification
- CFM (IFMA)
- PMP
- NATE (North American Technician Excellence) w/ specialty

- UA Star HVAC Mastery Certification
- HVAC Excellence Professional Level Certification
