We are seeking a Senior Project Manager to join our Long Island City, New York team – a position critical to overseeing our prestigious residential projects. ROLE OVERVIEW:
The Senior Project Manager is a senior leader within our Project Team, entrusted with the most significant authority in managing Client relationships, coordinating with Architects, Engineers, Designers and Building Managers, overseeing budgets, and leading all aspects of project execution. This role requires a proactive approach to project oversight, client satisfaction, and financial management while mentoring and developing junior team members.
KEY RESPONSIBILITIES:
- Financial Oversight: Manage the financial health of projects, ensuring budget adherence, tracking expenditures, cash flow, and payments. Proactively address any budget concerns with Clients and take necessary actions to resolve them.
- Project Scheduling: Oversee project timelines, ensuring the Project Team adheres to deadlines. Communicate changes to Clients and Architects, managing necessary approvals and coordinating with all stakeholders to minimize disruptions.
- Trade Negotiation & Subcontractor Management: Lead final negotiations with subcontractors, approve proposals, and make recommendations to Clients and Architects to ensure high standards are maintained.
- Quality Control & Safety: Ensure that all job sites are safe, clean, and free of hazards. Conduct regular site visits to uphold quality standards and maintain positive relationships with building management and neighbors.
- Project Administration: Oversee project setup, lead weekly site meetings, and manage project documentation. Delegate tasks to Project Managers and Assistant Project Managers, ensuring proper record-keeping and efficient project flow.
- Project Close-Out: Ensure the successful completion of all projects, including close-out procedures, addressing all open items, and transitioning to Service & Maintenance.
- Team Development: Mentor junior staff, provide performance evaluations, and guide career development to foster growth within the team.
- 7-10 years of experience managing multiple luxury residential construction projects.
- Strong attention to detail and excellent organizational and communication skills.
- Proficiency in Sage/Timberline, MS Project, and MS Office Suite.
- A 4-year degree in Architecture, Construction Management, or Engineering is preferred.
- Compensation: $150,000–$200,000 Annually, commensurate with experience.
