Position Title: Rental Analyst - Land / Right of Way
Location: Downtown Houston (77002)
Schedule: Hybrid (onsite-M-W, Remote-Th & F)
Duration: Open-ended Contract/Medical Leave Coverage
Position Summary:
The Rental Analyst - Land / Right of Way will be responsible for overseeing all aspects of payment setup and processing for Land and Right of Way (ROW) obligations. This includes managing wire transfers, CPI calculations, interpreting ROW contracts, and coordinating with financial reporting teams to ensure accurate forecasting and accruals. The position supports Kinder Morgan’s ROW department, which handles land activities across the company’s four business units.
Key Responsibilities: Review, interpret, and analyze ROW payable and receivable contracts to ensure proper payment setup.
Plan, forecast, and process payments in line with contractual obligations and agreement terms.
Maintain detailed obligation records in the “ROWDMAP” database, ensuring compliance with departmental and SOX policies.
Proactively review and update payment forecasts for assigned obligations to ensure timely and accurate payments.
Assist in monthly variance analysis and reporting to compare actual payments to budgeted forecasts.
Review and process ownership name and address changes for rental/renewal obligation records.
Assist with the preparation of annual 1099 forms, including research and necessary corrections.
Collaborate with ROW agents on biannual reviews of Long Range Outlook (LRO) data.
Forecast and schedule payments based on agreement expiration dates and contractual adjustments (including CPI).
Work closely with ROW rental team members to ensure timely and accurate monthly check runs.
Track the status of payments, including outstanding, voided, or reissued payments, and resolve payment discrepancies.
Address inquiries from landowners via the Landowner 800 number, providing prompt resolution.
Research and resolve any outstanding payment issues, including submitting for escheatment when necessary.
Assist with special projects as required and take on other duties as assigned.
Required Experience, Skills, and Qualifications: A 2-4 year college degree is preferred but not required. Relevant work experience will be considered in lieu of a degree.
A minimum of 3 years of experience in ROW rental analysis or similar roles, with a strong understanding of contract analysis.
Ability to independently analyze, manage, and forecast payment obligations.
Software savvy is a must.
Strong attention to detail and a high level of accuracy in processing financial data.
Excellent problem-solving, research, and reconciliation abilities.
Ability to work both independently and collaboratively within a team environment.
Strong communication skills, with the ability to effectively engage with stakeholders at all levels.
Compensation: Offering $30-39/hr depending on experience and a parking stipend
