Position Summary: We are looking for an experienced and driven Regional Maintenance Manager to oversee maintenance operations across multiple properties. This role involves supervising work order management, addressing escalated issues, and ensuring that maintenance and safety standards are consistently met. Strong leadership skills, attention to detail, and the ability to manage a diverse team are essential. This position requires regular communication with various departments and a focus on improving operational efficiency and compliance.
Key Responsibilities:
· Work Orders Management:
- Review maintenance reports and prioritize work orders, driving performance and addressing quality issues.
- Ensure work order and unit turn targets are met and follow up on larger-scale issues.
- Assist with escalated issues from Managers/Supervisors and escalate complex building issues to Capex.
- Oversee high-priority projects and monitor high utility work orders.
- Develop and execute a preventative maintenance schedule for all properties.
· Manage Capital Expenditures:
- Oversee and coordinate capital improvement projects, including budgeting, scheduling, and execution, to ensure that upgrades and major repairs are completed efficiently, within budget, and align with long-term property investment goals.
· Unit Turnovers:
- Manage and coordinate the turnover process of rental units, ensuring timely completion, high-quality standards, and effective communication with maintenance teams and vendors to prepare units for new tenants.
· Building Takeover Priority:
- Secure vacant units and basements, and ensure proper building security post-construction.
· Staff Management:
- Ensure managers staff properties, work orders, and special projects to balance workload and meet company goals.
- Ensure managers create schedules and communicate them clearly to staff with at least two weeks' notice.
- Ensure managers monitor, correct, and approve time entry by payroll deadlines.
- Assist in hiring, developing, and retaining talent on the team.
- Identify opportunities for ongoing employee development, such as additional training and certifications.
- Follow Company practices and procedures as it relates to employee relations.
· After Hours Emergencies:
- Ensure compliance with on-call schedules and monitor communication channels for tech response during manager absences.
· Supplies, Purchasing, and Vendors:
- Order supplies as needed, manage vendor relationships, and handle invoices.
- Ensure detailed invoicing and maintain supply checklists.
Requirements
- Previous extensive experience in a maintenance supervisor role is preferred.
- Strong leadership and communication skills.
- Ability to manage multiple tasks and priorities effectively.
- Proficiency in maintenance management software and Microsoft Office Suite.
- Knowledge of safety regulations and fair housing laws.
