WORK WEEK SCHEDULE
Monday-Friday (occasional evenings and weekends) Required to respond to after-hours emergency calls and inclement weather.
POSITION PURPOSE:
Supervises maintenance in assigned schools within Wake County Public School System (WCPSS) and provides internal operation support by managing specialized functions within maintenance, including independent leadership to identify, coordinate, and execute program changes to improve the maintenance function. Monitors operations to ensure daily compliance with OSHA (Occupational Safety and Health Administration) and best practices for maintenance, safety, financial management, and general program operations. Works with various departments in maintenance to assess/adapt services to satisfy customer expectation that support building operations. Specialized functions may consist of management of maintenance activities for machinery, equipment, buildings and/or facilities, technology support, equipment evaluation/purchases, training, or other functions to address the evolving needs of maintenance.
MINIMUM QUALIFICATIONS:
KNOWLEDGE, SKILLS, AND ABILITIES (KSAs)
Extensive knowledge of maintenance of buildings and related equipment;
Extensive knowledge of OSHA requirements for maintenance related positions;
Considerable knowledge of Microsoft Office including Word, and Excel; Google Apps;
Effective time management and organizational skills;
Critical thinking and problem-solving skills;
Ability to communicate clearly and concisely both in oral and written form using a variety of communication techniques and tools to ensure the appropriate flow of information, collaborative efforts, and feedback;
Ability to work with a computerized maintenance management system (CMMS);
Ability to minimize errors with attention to detail;
Ability to maintain proper records for accountability;
Ability to foster teamwork;
Ability to complete tasks independently;
Ability to identify training needs for department and assist in implementation;
Ability to establish and maintain effective working relationships with school system staff, contractors, external agencies, vendors, and the community.
EDUCATION, TRAINING, AND EXPERIENCE
Bachelor’s degree from a regionally accredited college or university;
Five years of demonstrated experience in facilities management, design, construction, or related areas;
Two years of experience leading work teams;
Other combinations of applicable education, training, and experience which provide the knowledge, skills, and abilities necessary to perform effectively in the position may be considered.
CERTIFICATION AND LICENSE REQUIREMENTS
Must hold and maintain a valid driver’s license according to the State of NC requirements;
Within twelve months of employment complete safety training according to OSHA standards.
PREFERRED QUALIFICATIONS:
Commercial building systems maintenance experience;
Maintenance management experience.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Supervises maintenance and repair of 5+ million square feet of WCPSS, the support buildings, and associated equipment.
Evaluates the effectiveness of service and initiates change to protect and maximize the utilization of resources (labor, material, tools, machinery/equipment utilization) and compliance with OSHA.
Conducts regular inspection of facilities and ensures any needs are documented in CMMS.
Manages overall coordination and inspection work of personnel, contractors, and vendors to ensure compliance with project specifications
Uses appropriate financial management tools to manage supply, material, and tool expenditures.
Serves as the liaison between designated schools and M&O by managing personnel and assisting with training of Area Facilities Managers (AFMs) and Facilities Maintenance Technicians (FMTs).
Provides support and follow-up with AFMS on fiscal management, WCPSS purchasing guidelines, maintenance best practices and requirements of M&O.
Performs responsibilities including but not limited to supervision of employees, interviewing, hiring/placement training, performance management, and payroll processing.
Supports M&Os objective of maintaining a highly motivated staff by providing a safe and productive work environment. Communicates with others in an honest, fair, and timely manner using sound judgement.
Performs other related duties, as assigned.
WORK ENVIRONMENT/PHYSICAL REQUIREMENTS
This job operates in a professional office environment and has a noise level of mostly low to moderate. This role routinely uses standard office equipment such as computers, scanners, and copiers. The position, at times, must be able to come into direct contact with school system staff, contractors, external agencies, vendors, and the community. Work is considered heavy physical work, requiring the exertion of up to 50 pounds of force. Requires bending, stooping, lifting, carrying, standing, walking, climbing stairs, and ladders. The work frequently requires driving automotive equipment.
