Enterprise Developments LLC is Now Hiring for the Position of Purchasing Manager in our Multi-Family Construction Division.
Under the immediate supervision of the GM/Operations Manager.
The Purchasing Manager will oversee all aspects of procurement, ensuring that the materials, services, and subcontractors necessary for our projects are sourced efficiently and cost-effectively. The Purchasing Manager will issue accurate budgets (WOs/POs) for new projects, control and reduce direct construction costs, participate in design meetings, and recruit and maintain reliable trade partners and suppliers. This role is critical to maintaining quality standards, meeting project budgets, and ensuring timely delivery of resources to support our construction goals.
Responsibilities:
- Develop and manage a purchasing strategy that aligns with project budgets, timelines, and quality expectations.
- Administers competitive bidding and contract negotiations
- Maintain a master cost/price book (catalog)
- Generates accurate work orders (WOs) and purchase orders (POs) and distributes them with scheduling software
- Continual review of plans and products to ensure value engineering
- Estimates job costs and creates budgets for projects
- Assists in determining and writing accurate standard scopes of work for each trade
- Administers the subcontractor agreement with all trade partners
- Participates in the design and costing of new projects
- Problem-solves and eliminates/reduce variances through ongoing communication with field personnel and trade partners
- Negotiates rebates and searches out other support with suppliers
Prerequisites for Success:
- A natural sense of urgency and "must get it done" attitude
- A clean driving record and valid driver's license
- Minimum High School graduate or GED with good verbal and written communication skills in the English language
- Thorough general construction, building science and building code knowledge
- Ability to estimate costs and develop accurate pro forma budgets from preliminary plans and written specifications
- Ability to "take off" an accurate bill-of-materials from a set of construction drawing
- Ability to analyze job cost variance data and take corrective actions
- Organizational aptitude to manage the pre-construction job package routing and processing
- Working knowledge of personal computers and mobile technology, including but not limited to spreadsheet applications, word processors and calendar applications (Microsoft Office)
- General knowledge or willingness to learn specialized estimating/purchasing software and CAD systems
- A collaborative nature for managing trade partners with the build team
- Ability to work accurately and meet tight deadlines
- Willingness to work extended hours, including some weekends when deadlines dictate
Qualifications:
- Bachelor's degree in Supply Chain Management, Business Administration, Construction Management, or a related field (or equivalent experience).
- 5+ years of experience in procurement or purchasing, preferably in multi-family construction or real estate development.
- Strong negotiation and contract management skills.
- In-depth knowledge of construction materials, suppliers, and subcontractor relationships.
- Excellent organizational and time-management skills, with the ability to manage multiple projects simultaneously.
- Proficiency in procurement software and tools, with strong skills in Excel and data analysis.
- Excellent communication and interpersonal skills, with the ability to collaborate effectively across teams.
- High attention to detail and a commitment to quality and efficiency.
