Enterprise Developments LLC is Now Hiring for the Position of Project Manager in our Multi-Family Construction Division.
Under the immediate supervision of the GM/Operations Manager.
Position Summary:
The Project Manager will oversee the planning, execution, and successful delivery of our multi-family construction projects. This role involves managing the entire construction lifecyclefrom breaking ground to leasing completionensuring every project meets the highest standards of quality, safety, and efficiency. This role is critical to maintaining quality standards, meeting project budgets, and ensuring timely delivery of projects to meet financial goals.
Key Responsibilities:
- Lead and manage the construction of multi-family properties, ranging from 4-plex townhomes to 100+ unit apartments.
- Develop and maintain project schedules, budgets, and timelines to ensure timely completion within financial goals.
- Oversee subcontractors, vendors, and project teams to ensure seamless execution of each build.
- Ensure properties are built to top quality standards, ready for successful leasing.
- Monitor progress, enforce safety standards, and address any challenges on-site.
- Collaborate with architects, engineers, and leasing teams to align construction with design and operational goals.
- Play a strategic role in developing the construction division, including hiring and growing the team.
- Maintain compliance with all local building codes, zoning laws, and company policies.
Prerequisites for Success:
- A natural sense of urgency and "must get it done" attitude
- A clean driving record and valid driver's license
- Minimum High School graduate or GED with good verbal and written communication skills in the English language
- Thorough general construction, building science and building code knowledge
- Ability to analyze job cost variance data and take corrective actions
- Organizational aptitude to manage the pre-construction job package routing and processing
- Working knowledge of personal computers and mobile technology, including but not limited to spreadsheet applications, word processors and calendar applications (Microsoft Office)
- General knowledge or willingness to learn specialized scheduling software and CAD systems
- A collaborative nature for managing trade partners and suppliers
- Ability to work accurately and meet tight deadlines
- Willingness to work extended hours, including some weekends when deadlines dictate
Qualifications:
- Bachelor's degree in Construction Management, Engineering, or a related field (or equivalent experience).
- 5+ years of experience managing construction projects, ideally in multi-family or residential development.
- Proven ability to deliver projects on time and within budget, with a focus on quality and efficiency.
- Strong knowledge of construction processes, safety regulations, and project management tools.
- Experience managing teams and building long-term vendor relationships.
- Proficiency with project management software and tools.
- Strategic mindset, with the ability to manage multiple projects simultaneously.
- High attention to detail and a commitment to quality and efficiency.
