Job Description
We are seeking an experienced Project Manager with a strong foundation in residential construction. The ideal candidate will not only bring technical knowledge but also the ability to make decisive and informed decisions that keep projects on track.
This role requires leadership, problem-solving, and effective communication to manage projects from inception to completion in a dynamic environment.
Key Responsibilities
- Quickly assess project challenges and make informed decisions to ensure smooth progress and adherence to timelines.
- Ensure adherence to all health and safety standards, promptly addressing any safety concerns to prevent injuries and project delays.
- Implement systems to organize and maintain tools, vehicles, and equipment, scheduling maintenance as needed.
- Accurately manage project budgets and forecast financial requirements.
- Collaborate with subcontractors and vendors to negotiate contracts that support project profitability.
- Oversee the work of contractors and laborers, ensuring high-quality outcomes.
- Manage all phases of construction, including project administration, change orders, RFIs, submittals, construction documents, permits, and inspections.
- Oversee the estimating and budgeting processes.
- Conduct site meetings and manage project schedules, ensuring subcontractors and vendors adhere to timelines.
- Implement quality control measures and maintain a clean, organized job site.
- Monitor compliance with legal, regulatory codes, and company standards.
- Lead by example, coaching and motivating team members to achieve their best.
- Foster a collaborative team environment, demonstrating emotional intelligence and a positive attitude.
Qualifications
- Proven residential construction experience: Minimum of 3-5 years in construction management, specifically within high-end residential projects.
- Decision-making skills: Ability to make informed, decisive calls under pressure to keep projects on track.
- Strong communication, leadership, organizational, problem-solving, and time-management skills.
- In-depth knowledge of the construction industry, including building permits, blueprints, building codes, construction equipment, material resources, construction methods, and project management principles.
- Experience with construction or project management software is a significant plus.
- PMP certification is a plus.
- Strong understanding of construction documents and the ability to read plans.
- Proficiency in Microsoft Office or Google Suite (Required).
- Proficiency in Microsoft Excel or Google Sheets (Required).
- Familiarity with Microsoft Projects or similar software (Preferred).
- Knowledge of construction software (CoConstruct and/or Buildertrend)
- Proficiency in Slack and other communication tools (Preferred).
- Strong verbal and written communication, computer, and decision-making skills (Required).
