VareCo is a private real estate investment company specializing in value-add opportunities across multi-family markets in Des Moines, Iowa. We are seeking a highly motivated Operations Manager for Landscaping and Snow.
Role: Operations Manager - Landscaping & Snow Removal
Reports to: Director of Asset Management
Job Type: Full-Time, Onsite
Compensation: $80,000-$100,000, depending on experience
Location: Des Moines Iowa Area

SUMMARY --
The Landscaping Manager will oversee all aspects of Landscaping & snow removals operations for Muñoz Landscaping Service (the Landscaping division of VareCo), the manager will be responsible for supervising a team of employees and their crews, while being responsible for the proper administration, communication, and enforcement of supervisory and economic work practices such as policy enforcement, quality and quantity of work production. Muñoz Landscaping Services, was created to service the portfolio of apartment communities owned by VareCo with the intention to provide best value in the market for quality and consistency. The objective is to achieve excellent service for the current portfolio and to grow the third party business line.
This role requires effective communication with both English and Spanish-speaking team members, subcontractors, and clients.
RESPONSIBILITIES –
- Leadership: Manage, mentor, develop and hire crew members.
- Scheduling: Set and maintain the schedule for the crew(s)
- Forecasting: Forecast equipment, labor and material needs.
- Estimating: Create cost estimates for new business opportunities.
- Quality Control: Perform property audits to ensure that the highest quality standards are achieved
- Equipment: Monitor company equipment, tools and vehicles for needed maintenance
- Problem Solving: Identify and resolve any issues or conflicts that arise.
- Organization: Maintain master unit materials list for each property.
- Project Management: assist with oversight and management of all phases of construction projects from start to finish.
- Reporting: Create reports encompassing production, profit, and goals to present to management.
- Reporting: Maintain tracking of labor hours and materials for each project, provide cost reporting for projects.
- Receipts: Collect and submit receipts for expenses.
- Budgeting: Draft the annual budget for the business, review and finalize with leadership.
- Profit & Loss: Responsible for ownership of the profit & loss for the business unit.
QUALIFICATIONS & REQUIREMENTS --
- Experience: Minimum of 3 years of experience in landscaping or landscaping related fields.
- Language Skills: Fluency in both English and Spanish is preferred. Ability to read, write and speak English sufficient to perform job duties and to interact and communicate with employees and vendors
- Communication: Strong verbal and written communication skills.
- Organization: Strong organizational skills for email management, order lists, tracking spreadsheets and reporting.
- Problem-Solving: Ability to quickly and effectively resolve construction-related issues.
- Education: a Bachelor’s degree in Construction Management, Civil Engineering, or a related field is preferred.
- Certifications: Relevant certifications 3OT Pesticide Applicators License is plus. Obtaining the license may be required after employment.
- Technical Skills: Proficiency in Jobber or other CRM software and Microsoft Office Suite.
- Ability to reach, climb, kneel, lift (up to 60 lbs.) and walk for extended periods of time.
- Ability to work in all weather conditions to accommodate the seasonality of the industry
- Must be able to work flexible hours including overtime and weekends
- Valid driver’s license with a clean driving record
