Responsibilities:
The General Manager is responsible for ensuring operations and responsibilities of the homeowners association are run efficiently and effectively. The General Manager carries out the decisions and policies as set by the Board of Directors and Executive Director. Their duties include but are not limited to operations, community standards, resident services, and budget management. This position requires an energized, smart, well-organized, dynamic, and highly motivated individual with significant experience in driving complex and detailed operations and ensuring outstanding customer service.
The General Manager is responsible for
- Ensuring all governing documents, laws, and decisions are applied consistently
- Delegating tasks to department heads
- Hiring and Supervising department heads
- Ensuring services to the community and residents are consistent and provided with a high degree of customer service
- Ensuring amenities remain safe, clean, well maintained, and open for resident use
- Overseeing reserve and special projects as directed by the Board of Directors and/or the Executive Director
- Addressing concerns of residents
- Plans, develops and approves operational policies, procedures, methods and regulations related to general operating procedures
- Directs the work of all department heads including but not limited to Operations, Maintenance, sub-associations, Community Standards, and Resident Services
- Primary driver in the development of the annual operating, cash, and capital budgets. Develops periodic checkpoints to assess compliance of the published budget.
- Responsible for working with the Finance Manager to ensure the timely preparation of monthly financial reports to the Board of Directors
- Coordinates the development of long-range and annual business plans aligned with association by-laws and policies
- Oversees the impact and effect of association policies/programs/processes. Recommends changes as needed
- Monitors quality of association products and services to ensure maximum member and guest satisfaction
- Secures and protects all the association assets
- Establishes and maintains on-going dialogue with members to elicit input on Association direction and improvements
- Coordinates with Board of Directors and the Executive Director on the development and implementation of all strategic plans
- Ensures the Executive Director and Board of Directors are well informed regarding association operations by collecting, analyzing, and summarizing information and trends; remaining accessible; answering questions and requests.
SECONDARY DUTIES/RESPONSIBILITIES:
- Evaluates committee activities that report to the General Manager and works to improve relations between management and the committe
- Ensures compliance with purchasing policies and procedures
- Provide counsel to the Management staff to ensure all employees are properly trained, supervised, scheduled and are knowledgeable of their responsibilities
- Develops, maintains, and disseminates a basic management philosophy to guide all association personnel towards optimal operating results
- Supports internal controls
- Other duties as directed
- Minimum of two (2) years Onsite Homeowner Association (HOA) Management experience required
- Developer relationships preferred
- Bachelor’s degree preferred. Associates degree or relevant experience required
- Previous onsite management experience strongly preferred
- CMCA certification required
- AMS and PCAM certifications are a plus
- Strong interpersonal, supervisory and customer service skills are required.
- Able to set priorities, plan, organize, and delegate effectively.
- Strong written and verbal communication skills. Must have command of the English language both written and verbal.
- Excellent phone etiquette.
- Ability to work effectively under time constraints and deadlines.
- Ability to read, understand, and explain financial statements including balance sheets, income statements and general ledger.
Pay and Benefits:
$100,000 annually
