Position Summary
The Leasing Consultant is responsible for leasing activities of the Community. The overall objective of the Leasing Consultant is to provide customer service to all prospects and residents and to fill vacancies according to Community policies.
Essential Duties and Responsibilities
The essential functions include, but are not limited to the following:
● Inspect the grounds and recreational areas to ensure clean and manicured appearance, particularly those near leasing office and models units
● Report groundskeeping issues to proper staff member
● Prepare the showing and model units prior to opening the leasing office
● Prepare the leasing office for prospects, e.g. prepare refreshments, check cleanliness of leasing facility and restrooms, assist with general cleaning as needed
● Review and promptly correspond to phone messages and emails
● Process maintenance requests
● Enter service completion information and follow up with residents to ensure satisfaction as directed by the Community Manager
● Review and update Market Ready Status/Availability Report, communicate with staff on related tasks to ensure vacant apartments are ready
● Review status of all pending lease applications; request additional information as needed for approvals, credit processing, background processing, verifications and move-in scheduling
● Log all telephone and walk-ins into the computer for follow up
● Enter leases and cancellations into the computer system daily
● Conduct move-out inspections with residents
● Prepare move-in packets, mailbox keys, access cards, etc.
● Conduct community tours with prospects and follow-up with "Thank You" correspondence
● Assist with marketing and community events as directed
● Secure all show/model units by turning off all lights, adjusting thermostat, pulling and closing blinds, lock windows and doors
● Assist co-workers with various duties as required;
● Attend training, meetings, etc., as necessary to enhance job knowledge and skills
● Perform other duties as assigned
● Other duties as that may be assigned depending on the Community size and location include:
- Prepare "move in" gifts for each apartment.
- Assist with auditing of package room as directed by Community Manager
- Change security video tapes (i.e. gated entrances) as directed
- Accurately log rentable items
- Assist with proper logging of guest suite rentals if applicable
- Ensure corporate apartments are set up in advance
Minimum Qualifications (Knowledge, Skills, and Abilities)
● Education: High school degree or equivalent preferred
● Previous leasing experience preferred
● Dedication to exceeding the needs of all customers with an ability to build and maintain relationships
● Demonstrate thoroughness, accuracy, and organization when accomplishing tasks
● Effective at prioritizing multiple demands and deadlines
● Proactive team player; reliable and responsive
● Ability to operate a computer and basic computer programs

Position Summary
This position is responsible for ensuring efficient operation of the property under the direction of the Community Manager. Able to assume responsibility for the property in the Community Manager's absence.
Essential Duties and Responsibilities
The essential functions include, but are not limited to the following:
● Responsible for the knowledge and administration of the following:
● Thorough knowledge of leasing techniques and sales methods as designed by Ascend Management, LLC and its affiliated companies. Knowledge of property rental information.
● Thorough knowledge of management company policies, procedures, and property community policies.
● Responsible for efficient and timely reporting, maintenance, and submission of all administrative forms, files, and reports.
● Responsible for posting rent, reviewing receivables, capturing delinquency, filing eviction actions, and maintaining accurate resident ledgers in the Yardi software system.
● Responsible for ensuring efficient and courteous response to all resident requests.
● Assisting the Community Manager in designing and implementing resident retention programs - i.e., newsletter, resident referral program, or social activities.
● Responsible to report any unusual or extraordinary circumstances regarding the residents, property, and/or personnel.
● Responsible for ensuring that all personnel in all departments operate with OSHA standards and the company safety policies at all times.
● Responsible for seeking educational opportunities and self-improvement for personal growth and development.
● Responsible for the inventory and ordering of all necessary administrative supplies and equipment for the management department.
● Assisting the Community Manager in any disciplinary or promotional recommendations with regard to all office personnel.
● Responsible for maintaining a professional appearance and a manner for oneself and all personnel at all times.
● Assisting the Community Manager in subsequent orientation, training, and scheduling of all office personnel.
Minimum Qualifications (Knowledge, Skills, and Abilities)
● Required education: High school degree or equivalent
● Required experience: 1-2 years experience in an assistant community manager role or a related property management function
● Excellent accounting principles; ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages
● Strong written and verbal communication skills (must be bilingual)
● Possess close attention to detail and the ability to multi-task
● Strong computer skills (Excel, and other MS office applications)
● Yardi Voyager experience a plus
● Effective at prioritizing multiple demands and meeting deadlines
● Proactive team player; reliable and responsive
● A natural problem solver; decisive and can work independently

Pay: $40,800.00 - $45,760.00 per year
