Job Title: Multifamily Project Manager
Job Description
We are seeking a dedicated and experienced Multifamily Project Manager to oversee and manage multiple projects, from concept through to full operational status. You will be responsible for reading documents and contracts, writing subcontracts, negotiating and awarding subcontracts, and maintaining schedules using Microsoft Project. You will attend meetings, prepare minutes, assist in the estimating process, review and prepare change orders, and develop and track submittals, RFIs, and cost reports. The role requires maintaining owner relations, resolving issues through collaboration, and demonstrating leadership skills to ensure project responsibilities are carried out promptly and accurately. Travel as needed for projects is required.
Responsibilities
- Read and interpret documents and contracts.
- Manage multiple projects simultaneously.
- Write, negotiate, and award subcontracts.
- Review and prepare subcontractors' scope of work.
- Develop and maintain project schedules using Microsoft Project.
- Attend meetings and prepare minutes.
- Assist in the estimating process.
- Review and prepare change orders.
- Develop and track submittals, RFIs, and cost reports.
- Maintain owner relations and resolve issues with win-win solutions.
- Display natural leadership and ensure project responsibilities are completed promptly and accurately.
- Travel as needed for projects.
Essential Skills
- Minimum of five (5) years' experience in managing multifamily projects valued at $20MM and higher.
- Excellent communication skills.
- Ability to direct complex projects from concept to fully operational status.
- Proficient in Microsoft Project and Microsoft Office Suite (Excel, Word, Outlook).
- Ability to read and interpret blueprints.
- Highly organized, motivated, and a detail-oriented problem solver.
- Advanced knowledge of the design-build construction process including preconstruction, major system evaluations, estimating, scheduling, cost control, and design.
Additional Skills & Qualifications
- College degree in construction/engineering field preferred, but not required.
- Knowledge of the construction market is preferred.
- Proven track record of successfully leading Multifamily or wood-framed projects.
- Marketing and presentation skills.
- Strong local relationships with subcontractors, consultants, clients, and municipalities are preferred.
- Bilingual is a plus.
Work Environment
This role involves managing a high-end, high-rise luxury multifamily project over 19-21 months. The position is based in Louisville, KY, but requires travel as needed. Pay and Benefits
The pay range for this position is $72.00 - $75.00/hr.
