YOUR PURPOSE AND FUNCTION IN OUR COMPANY:
As a Site Services Manager, you will lead a team responsible for providing building operations and maintenance for all of Preferred Mutual Buildings. This position leads site operations essential to providing a comfortable, safe and clean working environment for all employees. The Site Services Manager plays an important customer service role, often acting as a liaison for many of our onsite teams.
QUALIFICATIONS:
- Two-year Technical School degree in Facility Management preferred, or high school diploma required
- Minimum of five to seven years of experience, including leading/supervising operations and staff, across the varied aspects of facility operations.
- Demonstrated knowledge of Site Services management:
- Experience in office space planning and design preferred
- Strong experience in multiple aspects of facility building systems and capabilities, including construction principals, HVAC, electrical, plumbing, telephonic & data
- Knowledge of different security systems and capabilities
- Performance history of excellent negotiating skills in related contract management, including purchasing and leasing diversified products related to site services functions.
- Experience using the following computer-based systems: HVAC, Security, Purchasing, Disaster Recovery, Fire Control, and other office related systems
- Demonstrated leadership qualities, with the ability to motivate, develop, and coach others
- Strong oral and written communication, excellent time management and budget and project management skills.
- Ability to guide the exchange of sensitive information and handle issues that arise
- Knowledge of Human Resource policy and procedures
- Valid driver’s license
KEY RESPONSIBILITIES:
- Leads site operations essential to provide a working environment as comfortable, safe and clean as possible, providing cost effective, customer focused services within assigned areas.
- Creates an operational plan which meets current as well as anticipates future Site Services goals and objectives, ensuring they support the Corporate strategy.
- Monitors, updates and communicates Business Recovery Plan and Fire Evacuation Procedures.
- Conducts annual testing on Business Recovery and Fire Evacuation Plan.
- Maintains all physical equipment (heating and air-conditioning units, Company vehicles, etc.) to manufacturer specifications.
- Provides oversight of Preferred’s security monitoring system.
- Oversees the operations and maintenance of Preferred Mutual’s Manor including: building and grounds maintenance, safety and security, housekeeping coordination, ordering of supplies and other duties as needed.
- Ensures compliance with all Health and Safety Regulations.
- Develops annual operational plans for all site service responsibilities
- Participates in decision making regarding space planning of facility and plans logistics of activities related to changes to ensure the highest quality outcome.
- Completes work within a budget and provides the best service possible to all customers.
- Assures that buildings and grounds are kept in an aesthetically appealing manner.

LEADERSHIP RESPONSIBILITIES:
- Lead the site service team’s day-to-day activities including establishing work schedules and assigning daily tasks.
- Conduct annual and periodic review of day-to-day responsibilities.
- Conduct or coordinate process and procedure training on maintenance, repairs and safety best practices.
- Partners with Strategic Business Unit Leaders and Department Managers.
VENDOR RESPONSIBILTIIES:
- Manages vendor relationships including effective work order communications, invoice management, performance and accountability monitoring, and vendor procurement activities.
- Maintains strong, positive relationships with HVAC, security companies, telecommunication companies, janitorial supply companies, food services, and fire control companies.
- Conducts meetings on unresolved facility issues
- Negotiates maintenance and related contracts or supervises negotiations
- Coordinates with vendors of products/services needed for facility enhancements, and handles any issues that may arise during implementation, and maintains any necessary upkeep involved.

- The noise level in the work environment is usually moderate, occasionally noisy.
- Exposure to both indoors and outdoors, including cold and hot temperatures is necessary.
- Work environment is usually dirty with sometimes uneven workspaces.
- Periodic travel is required.

The base pay range for this position is $58,500 to $73,000 paid on a salaried basis. The rate offered to any candidate will be reflective of the candidate’s experience and any relevant education, certification, or qualifications related to their ability to perform the responsibilities of this position as permitted by law.
