What this Position Does:
Responsible for ensuring the efficient operation of the property under the direction of the Community Manager. Perform the tasks associated with the operation of the property including leasing, collections, resident services, maintenance and actions to ensure compliance with all applicable laws and company policies. Assume responsibility for the operation of the property in the Community Manager’s absence.
The Day-to-Day Responsibilities This Person will be Overseeing:
- Efficient and timely reporting, maintenance and submission of all administrative forms, files, and reports. Post rent to the computer tracking system.
- Perform bookkeeping functions as necessary including posting rental receipts in the computer and making daily bank deposits during the first ten days of the month, and thereafter as necessary.
- Responsible for the inventory and ordering of all necessary administrative supplies and equipment for the property. Review invoices, vendor service, material charges, coding and processing for payment. Ensure contact with business and locator services, and ensure availability of promotional materials.
- Lease to qualified prospects by showing available apartments. Assist with the lease renewal program with initial contact and follow-up on residents.
- Ensure efficient and courteous response to all resident requests. Report to the Community Manager and unusual circumstances regarding the residents or the property.
- Assist the Community Manager in designing and implementing a resident retention program, i.e. a newsletter, resident referral program or social activities. Assist the Community Manager any unusual circumstances regarding the residents on property.
- Inspect models, office, and vacants as necessary to ensure marketability. Ensure on-site office is organized and files are maintained as required. Schedule and inspect all make-readies.
- Shop competition regularly and have knowledge of their pricing, policies, lease terms, property terms, etc.
- Miscellaneous duties as required.
- Ensure a professional appearance and manner for oneself and all personnel at all times.

What Education and/or Experience You Will Bring to the Table: High school diploma or general education degree (GED); Bachelors Degree preferred or one to three years’ related experience and/or training; or equivalent combination of education and experience.
Computer Skills and/or Office Equipment Knowledge:Word processing, Yardi, Blue Moon, proficient in Excel and Word; ability to use calculator, copy machine, fax machine, telephone, key machine.
Communication Skills Involved with the Position: Ability to read and comprehend instructions, correspondence, and memos. Ability to effectively present information in one-on-one and small group situations to customer, clients, and other employees of the organization.
Analytical Abilities this Person Will Bring to the Table: Ability to make and implement decisions under conditions of risk and or uncertainty.
Physical Demands Required: While performing the duties of this job, the employee is regularly required to use hands to type on computer as well as talk and hear on the telephone. The employee frequently is required to stand, walk, and sit. The employee is occasionally required to reach with hands and arms; climb or balance; stoop, kneel or crouch. The employee must occasionally lift and/or move up to 10 pounds or more. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Corporate Work Environment: While performing the duties of this job, the employee may be exposed to outside weather conditions. The noise level in the work environment is usually moderate.
