About the Person
We’re seeking a skilled Maintenance Technician who embodies 2BL’s core values: solve hard problems, grow courageously, and row together. This person will tackle complex maintenance tasks with precision, take initiative to improve skills, and collaborate closely with the Regional and Property Managers. Always ready to support in emergencies and special projects, they are committed to keeping properties in top condition and ensuring a safe, welcoming environment for residents.
Summary:
The Maintenance Technician, under the direction and supervision of the Regional Manager and Property Manager, maintains and repairs all common property not maintained and repaired by a third party. The Maintenance Technician will also perform in unit maintenance services. The Maintenance Technician is expected to be available for emergencies or overtime in special circumstances to complete projects or meet deadlines.
Responsibilities:
- General Maintenance
- Perform general residential work orders as assigned by the Facilities Director or Property Manager.
- Patch and paint common areas and interior units within buildings.
- Conduct light HVAC duties, including in-unit HVAC filter changes and basic troubleshooting.
- Clean and paint non-operating mechanical equipment.
- Electrical & Plumbing
- Troubleshoot and repair electrical outlets or circuits.
- Repair or replace plumbing fixtures, drain lines, p-traps, and shower/bathtub valves, including cartridge replacements and snaking drains.
- Carpentry & Structural Repairs
- Perform carpentry work, such as installing baseboards and door casings, repairing cabinetry, assembling furniture and shelving, and performing flooring repairs or replacements.
- Repair windows and doors as needed.
- Materials Handling & Errands
- Procure, load, unload, and move materials, and run errands for the Maintenance Department.
- Preventive Maintenance
- Assist in performing preventive maintenance work orders.
- Life Safety Systems
- Conduct life safety alarm system checks, including replacing carbon monoxide and smoke alarms.
- Emergency Response
- Maintain preparedness for emergency response, including flood, fire, power outages, earthquakes, and other disasters.
- Respond promptly to property emergencies as assigned.

Qualifications
- Minimum 2 years of experience as a Maintenance Technician in a residential setting, such as apartments or condos.
- Good knowledge of local city property compliance mandates (preferred but not required).
- Ability to work on-call as needed, demonstrating responsiveness and reliability in urgent situations.
Compensation
- Competitive hourly wage ($23-$27), commensurate with experience and expertise in residential maintenance and repair.
- Eligible for overtime compensation for duties performed outside normal business hours and for on-call emergency response duties.
