The Maintenance Technician III supervises maintenance team. The position will supervisor staff and help as necessary with verifying that the buildings in good repair by performing the following duties: maintain building by performing minor and routine painting, plumbing, electrical wiring, construction, janitorial, routine appliance upkeep, and other related maintenance activities when required. The Maintenance Technician III will ensure all repairs are managed in a timely and appropriate manner and will be responsible for ensuring buildings and grounds are in a clean, orderly, and safe condition.
Essential Duties:
1. General supervision and support for the maintenance team at assigned properties.
2. Maintain building by performing minor and routine painting, plumbing, electrical wiring, construction, janitorial, routine appliance upkeep, and other related maintenance activities when required.*
3. Ensure that all repairs are handled in a timely and appropriate manner. *
4. Initiate, perform, and oversee maintenance projects up to $1,000; PM approval needed for anything in excess of $300. *
5. Work with the Community Manager in managing all maintenance-related and capital improvement activities within an assigned property.
6. Develop scopes of work for small improvements/services and seek out qualified contractors to bid the work.
7. Pick up trash on grounds. Keep breezeways, sidewalks, and grounds clear of clutter and debris. Ability to rake, shovel, prune, maintain all landscaping, and mow lawns. This may include the need to repair fences and/or walls. *
8. Maintain all sidewalks and parking lots, including using a snowblower, painting lines, numbers, and/or other stencils as needed. *
9. Clean and turnover vacant apartments to include all actions necessary to make the apartment rent ready for the next tenant within 5-10 days. *
10. Schedule and conduct pre-moveout inspections and reporting. Accurately cost out any repairs that may be needed and supply an estimate for expected cost to the resident for completion. *
11. Regularly check smoke detectors to ensure proper operation, change appliance filters, check air handlers, and perform other inspections when directed or required.
12. Develop and maintain relationships with vendors, negotiate pricing, collaborate on approved vendor list, keep vendor list updated, and publish the list for the properties. *
13. Work with Property Manager to meet and exceed the needs of the facility.*
14. Assist team leaders in carrying out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the properties.*
15. Requisition supplies; purchase tools and equipment (subject to supervisor approval); keep storeroom/shop clean, safe, and organized.*
16. Prepare and complete maintenance requests and work orders within 3-5 working days. Update Property Maintenance Log daily *
17. Perform regular preventative maintenance inspections of all units. *
18. Notify the Community Manager of safety-related issues and lease agreement violations. *
19. Respond promptly to after-hours calls and complete necessary repairs.*
20. Assist in setting specifications, solicit bids, review independent contractor qualifications, and monitor performance to ensure conformance to contract specifications for major renovations or repairs.*
21. Perform other duties may be assigned.

Education and/or Education
Associate degree (A. A.) or equivalent from two-year college or technical school; or 5-7 years related experience and/or training; or equivalent combination of education and experience. CAMT preferred.
Certifications, Licenses, and Registrations
Valid Driver’s License and insurance is required.
Language Skills
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
Mathematical Skills
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Tool Requirement
Cascade requires that in this Maintenance position, the employees supply their own tools to perform maintenance work at worksites. A list of required tools to perform the basic maintenance functions of the job description must be able to be obtain within 60 days of employment.
