Reports To: Chief Engineer/Portfolio Manager
General Position Summary
Contribute to the overall profitability of the property by providing timely and comprehensive maintenance services to the grounds and buildings. Assure that property and building systems that affect the health and security of occupants are properly maintained so as to minimize risk and contribute to retention. Assure that contacts with vendors, outside contractors and occupants are professional, courteous and friendly.
Requirements
Minimum high school diploma. Residence within 30mins of work location. Available for work over time and be on call on rotating weekends. Must have reliable vehicle and valid driver's license. Universal HVAC license preferred .
Essential Position Functions
MAINTENANCE
- Complete work orders received within prescribed time frames.
- Respond to unscheduled emergency repair work providing either temporary or long term repairs as the situation dictates.
- Evaluate the overall condition of the buildings and grounds and make recommendations for future repair projects intended to enhance the property or to prolong its life. (Monthly, quarterly, and annually)
- Directly accountable for all safety and health issues by adhering to the Company's Safety Policy.
- Suggest or recommend operating and capital budget items to the Chief Engineer or Portfolio Manager.
- Monitor performance against established maintenance budget and, to the extent possible, minimizes maintenance expenditures without sacrificing integrity or quality of repairs.
- Monitor the performance of vendors and outside contractors to assure that their work meets the specifications and schedules agreed upon.
- Assure that maintenance personnel maintain certification necessary to perform repairs to air conditioning system, testing and maintaining pool chemistries etc. through training thru approved vendors and local associations.
ADMINISTRATIVE
- Prepare the daily maintenance schedule.
- Maintain daily records of completed work orders, emergency repairs and scheduled maintenance projects.
- Maintain an inventory of parts, building supplies/materials and appliances in order to expedite repairs and turnovers and to minimize inconvenience to residents. Maintain warranties on all components (e.g. appliance, roof, carpet, HVAC )
