Lee, Senior Pastor of the Lutheran Church of the Redeemer in the 1970's, Lutheran Towers is the only faith-based senior living facility in Midtown Atlanta and the only one of its kind within the four-state area comprising the Southeastern Synod of the ELCA.
POSITION: Preventive Maintenance & Environmental Technician
SCOPE AND PURPOSE: Responsible for the Maintenance and Cleanliness of the physical facility, and grounds.
REPORTS TO: Physical Plant Manager, under the direction of the Physical Plant Director.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
1. Maintains all common area Air Handlers; weekly.
2. Maintains Hot Water Boiler; weekly.
3. Maintains all common area HVAC; weekly.
4. Assists with drywall repairs, cleaning A/C coils/services P-TAC HVAC units.
5. Maintains accurate records of all maintenance performed on equipment and machinery.
6. Maintains emergency equipment – lights, exit lights, fire extinguishers, resident
pull stations and door closers on resident and common area doors.
7. Completes work order requests according to maintenance priorities.
8. Assists with maintaining common area of building in a safe, clean, and orderly manner.
9. Assists in refurbishing vacant apartment including:
a. General plumbing, painting, and carpentry
b. Cleaning / Carpet shampooing
c. Make-ready (Punch)
d. Maintenance repair
15. Responds to all building/resident emergencies.
16. Performs grounds and dumper duties daily.
17. Attend trainings when necessary.
Environmental Services:
• Cleanliness on the public and private areas – Wellness center, conference rooms, hallways, restrooms, Bridge Tower, and Office rooms located in Basement, 1st floor, and 3rd floor.
o Emptying trash and recycling containers
o Vacuuming all carpeted traffic areas
o Sweeping or dust mopping all hard-surface floors
o Sanitizing all restrooms
o Wiping down desks/tables as needed
o Restocking all paper and soap dispensers as needed
o Sweeping, mopping, or vacuuming all corridors and stairs as needed
o Cleaning all door handles and doorknobs
o Clean all glass windows and restroom mirrors of smudges and finger marks
o Dusting all open surfaces
o Mopping all hard-surface floors
o Clean Laundry Room and Basement
o Check Elevators for cleanliness every day/including cleaning ceiling fan/tracks/floor,
etc.
OTHER DUTIES AND RESPONSIBILITIES:
1. Maintains Minibus as needed
o Maintains good operating condition of vehicle and records
o Regularly check fluid levels (i.e.., gas, oil, water) fill as needed
o Clean interior weekly and exterior as directed by supervisor
o Report any problems with passengers or with vehicle
2. Perform all work assigned for the agreed-upon salary, accepting no additional payment or non-perishable gifts from residents, vendors, or others.
3. Meet the assigned work requirements of the position. Regular attendance is required.
4. Serve as a role model for all employees by displaying a responsible, cooperative, and positive attitude.
5. Represent Lutheran Towers in a professional, courteous, and friendly manner.
6. Adhere to the dress/appearance code and follow company policies, procedures
7. Maintain personnel, resident, and business proprietary and/or confidential matters/material in strict confidence with Leadership Team (and/or other staff as needed)
8. Coordinates with the office scheduling move-ins and move-outs.
9. Assists with any other duties assigned.

QUALIFICATIONS:
1. High School Diploma or equivalent.
2. 5 years of Maintenance experience.
3. Good driving record and valid Driver's License.
4. Able to lift 75 pounds alone and 125 pounds with assistance.
5. Knowledge of Plumbing, Electrical, HVAC, Appliance repair and Carpentry.
6. Able to perform the duties of the job as described above
