JOB SUMMARY: Under the direct supervision of the Associate Director of Facilities, the Maintenance Manager is responsible for planning, managing, and providing technical support for the Center's maintenance program, as well as supervising maintenance staff.
% of Role ESSENTIAL FUNCTIONS:
40% Program Management
•Responsible for planning, implementing, and establishing standards for the maintenance programs specific to each of the Center's locations.
•Conduct cleaning inspections of all locations and ensure completion of all general maintenance tasks.
•Ensure compliance with established safety standards and janitorial practices, assist with identification and completion of chemical and safety trainings, and organize and ensure proper storage of MSDS Sheets.
•Promptly report all accidents and incidents, for OSHA compliance, workers compensation, and Center security requirements, and perform necessary follow-up.
40% Program Operations
•With the Facilities management team, review, assess, and coordinate services with external, contracted, custodial vendors and provide direction and guidance as needed.
•Manage inventory and ordering of maintenance supplies and equipment.
•Report all necessary facility repairs, and complete minor facility and equipment repairs.
•Participate in staff meetings, planning meetings, and other meetings and events as required.
•Ability to be on-call for unscheduled or emergency situations.
•Other duties as assigned
20% Management Responsibilities (Budgetary & Direct Supervisory)
•Oversee Maintenance Supervisor and in-house maintenance (janitorial) staff, including daytime, evening, overnight, and weekend shifts at 8 locations.
•Perform all necessary interviewing, hiring, and training, as well as coaching, counseling, evaluations, and terminations, and cooperate with any investigation while adhering to union standards.
•Oversee nighttime supervisor and fill in if they are absent.
REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES
Knowledge of or experience working with the LGBTQ community and familiarity with issues of relevance to LGBTQ people.
A passion for the Center's work and its mission to make the world a better place for LGBTQ people.
Minimum 5 years' experience managing a janitorial staff, management of union staff preferred.
Experience with general building management, maintenance, janitorial requirements, and equipment repair.
Strong organizational, communication, and interpersonal skills, as well as basic troubleshooting skills in a commercial environment.
Proficiency with MS Office and the aptitude to learn other software programs.
Access to reliable transportation.
Bilingual skills a plus (English/ Spanish fluency preferred).
