ABOUT PROPERTY MANAGEMENT
The Property Management team is responsible for operating and maintaining our beautiful communities, but beyond that, they are relationship builders and the heart and soul of MidPen. PAY RANGE
$20.58 - $25.73 Hourly - Pay based on applicable experience and qualifications

POSITION OVERVIEW
Under the supervision of the Community Manager and/or Maintenance Lead, the Maintenance Groundskeeper is responsible for the overall maintenance of the property.
This position will oversee three properties: Shorebreeze I, Shorebreeze II, and San Veron Park.
ESSENTIAL DUTIES
- Assists supervisor with move-ins, move-outs, and annual inspections
- Assists with the preparation of vacant units for re-occupancy
- Assists in maintaining inventory control of all maintenance tools, equipment, and supplies
- Cleans common areas including laundry rooms, rest rooms, recreation centers, offices and hallways
- Performs typical maintenance duties such as, but not limited to:
- Light electrical repairs to appliances, fixtures, switches and circuits
- Light plumbing repairs to water and sewage systems including replacement of fittings and clearing of stoppages
- Replacement of glass, tile, screens, locks and drapes
- Painting interiors and exteriors
- Assures all required work orders are accurately completed and filed in apartment unit files with periodic and routine grounds activity. Complete reports as needed
- Participates in a standby emergency schedule for evening, weekend and holiday coverage
- Complies with company safety policies and procedures
- Picks up ground debris daily
- Sweeps sidewalks and parking lots as needed
- Performs other duties and assignments as required
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the education, knowledge, skill, and/or ability required.
Education and Experience
- High School diploma or GED is required
- One year of experience with maintenance, landscape and irrigation systems
Knowledge, Skills, and Abilities
- Basic knowledge of OSHA regulation
- Ability to lift 75 pounds and scale ladders
- Have reliable knowledge of all utility routing and cut-offs, including shop and storage rooms, and ensure equipment is secure.
- Must possess a valid California driver’s license, reliable transportation and proof of current auto insurance policy

Physical Requirements
- This position is considered moderately to highly physical and requires a lot of standing, bending, lifting and walking
- Able to stoop, kneel, carry, push and pull, ascend/descend stairs, climb on ladders, climb on roofs, and crawl in confined spaces on a regular basis
- The ability to lift and carry up to 75 pounds on a regular basis
- Ability to hear, speak and read
Working Conditions
- Works in all types of weather inside and outside
- Respond to emergency calls at night or on weekends
- Wears protective safety equipment and clothing as needed
