Maintenance Director Position Summary:

Under the general direction of the facility Administrator and oversight from the Regional Facilities Director, the primary responsibilities of the Maintenance Director includes the overall maintenance/upkeep of the facility and grounds, including preventative maintenance, repairs and inspections.

Primary Responsibilities:

• Ensure all aspects of the facility are in a good state of repair.
• Manage maintenance assistant staff productivity and performance
• Manage maintenance staff schedules
• Manage work order requests on a daily basis.
• Perform routine and emergency maintenance that does not require the need of a specialty vendor
• Participate when needed and in rotation of On-call (24 hours a day) for emergency maintenance needs
• Direct routine janitorial duties in order to keep building and grounds clean and neat.
• Direct snow removal and landscaping not performed by outside contractors.
• Perform routine inspections of interior and exterior of building.
• Manage mandatory annual facility inspections and completing required documentation.
• Ensure the highest quality of customer service is available for the residents.
• Manage ordering of maintenance supplies and monitoring inventory.
• Direct oversight of dumpster area and monitor trash pickup.
• Other duties as assigned

Qualifications and Required Experience:

• Excellent communication skills and compassion for older adults.
• Basic technology skills
• Basic knowledge of plumbing, electrical, heating/cooling, and general repair/renovation skills.
• Ability to effectively communicate verbally and electronically
• Prior Maintenance Experience Required
