About the Job
- Work closely with the entire onsite team and corporate leaders to establish revenue, occupancy, and resident retention goals.
- Assist in hiring, training, and development of part-time leasing staff, in addition to assisting with recruiting, interviewing, and onboarding.
- Work to build rapport and make authentic connections with coworkers, residents, prospects, and vendors.
- Supervise the planning, preparation, and implementation of lease-up events, renewal parties, property events, and Resident Programs.
- Give informative property tours to potential prospects onsite, or via Facetime, and showcase value by pointing out benefits overcoming objections, and addressing customer concerns.
- Take the lead in responding in a timely manner to all property leads adhering to TPC’s policies and expectations related to prospect communication using the site's preferred lead management program.
- Follow up with all prospects within the required timeframe per TPC’s policies.
- Keep an up-to-date and fresh look on all property social media platforms.
- Utilize Canva to create and generate visually appealing flyers, social graphics, and videos to promote the lifestyle at your TPC Property.
- Maintain accurate and current prospect traffic and leasing data.
- Respond to all customer-related questions or concerns using the site's preferred lead management program, in addition to company-provided email, online advertising sources, and social media platforms.
- Manage the site's Online Reputation through the company-required platforms, responding to all reviews per TPC’s policy.
- Assist in the completion of the Leasing, Marketing & Property Operations Report.
- Complete Weekly Competitor Market Survey.
- Lease and renew beds/apartments in person, on the phone, or online.
- Assist with all move-out and move-in events as well as collect deposits and/or fees associated with move-in (as necessary).
- Treat your team, fellow co-workers, supervisors, vendors, residents, and prospects with respect at all times.
- Utilize knowledge of trending marketing techniques and think outside of the box to impact sales and leasing efforts, specifically related to college students.
- Utilize the established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve the budgeted occupancy.
- Participate in & complete all company-required training and events.
- The hourly range for this position is $22 to $28 an hour with eligibility for overtime.
- Onsite Property Positions, in addition to base pay, are eligible for monthly new lease & renewal bonuses as well as a yearly lease-up occupancy bonus of up to $5K, as well as an end-of-year performance-based bonus. Bonus programs are subject to change.

- Most importantly, you must have the desire to help prospects find their new home and generally have a passion for providing excellent customer service, as well as the energy and commitment to do what is needed to meet or exceed property performance expectations.
- Ability to adapt and manage through a fast-paced, ever-changing environment.
- Be highly proficient with social media platforms and can navigate through Microsoft Office and property management software with ease.
- Technologically proficient.
- Ability to lead by example, demonstrating TPC’s commitment to providing excellent customer service, and meeting and or exceeding operational goals.
- High School Diploma or equivalent required.
- 1 to 2 years experience in leasing off-campus student housing apartments is a plus but not required.
- Prior leasing experience is not required but is a plus.
- Excellent communication skills that foster an environment of connection and belonging, respect, teamwork, and productivity.
- Entrata software experience is a plus but not required.
- Ability to work evenings and weekends if needed.
