IMMEDIATE OPENING
Full Time - Lead Superintendent Opportunity -- Apply with Resume AND Project List
Base Salary: $120k -135k plus Bonus and Allowances
As Superintendent you will be responsible for leading the overall homebuilding process in the communities you are assigned. Responsibilities cover a broad spectrum to include project planning/scheduling, resource allocation, cost management, safety and compliance, quality and customer satisfaction.
π€ Closely monitor all site improvement including wet and dry utilities to ensure adherence to approved civil and architectural plans.
π€ Produce, manage, and distribute the project schedule, including coordinating with the project manager and sub-contractors to maintain a realistic time-line.
π€ Hold sub-contractor pre-con meetings on site before they begin.
π€ Hold and lead weekly foremanβs meetings on site.
π€ Maintain a clean jobsite and ensure safety protocols are followed at all times.
π€ Lead on site team meetings with the PM, and over-see daily tasks and weekly workload to best support the project.
π€ Daily field management of all trades on site.
π€ File and write daily reports to include any updates or pertinent information that impacts the project.
π€ Assure photographic journals are kept and maintained by the site team, including daily documentation.
π€ Ensure project is completed within budget and schedule from start to finish.
π€ Maintains positive and professional relationships with all vendors, sub-contractors, jurisdictions, team-members, and company management at all times.
π€ Understand each sub-contractorβs scope of work.
π€ Coordinate with the project engineer to ensure onsite plan sets, and all related construction documentation is kept up to date.
π€ Manage project close-out, including punch list items with the site team.
π€ Coordinate site staging and logistics with the site team and sub-contractors to best support the projectβs progress & completion.
π€ Communicate with project manager and executives often regarding project status.
π€ Understands all project documentation in order to communicate any changes necessary to the team.
π€ Confirm Company Supervision on jobsite at all times while work is being performed.
π€ Ensure safety compliance and protocols are followed at all times on the job site.
π€ Manage and oversee the daily/weekly tasks of job site team, including assistant superintendents, and carpenter foreman & laborers.
π€ Create a positive team environment at the job site.
π€ Work with struggling trades to improve performance and schedule adherence.
π€ Able to read blueprints and knowledgeable of construction methods & practices.
π€ Have a comprehensive understanding of civil construction, including dirt work, excavation, grading, staking, surveying, cuts and fills, layout, etc.
π€ Be able to layout foundations, sidewalks, etc. when needed to support the project.
π€ Assist the team in bid review and analysis.
π€ Understand submittals, specifications, and plans & being able to perform material take-offs when needed.
π€ Ability to receive, write, and submit RFIβs to the project design team, clarifying the construction problem in the field, and seeing the issue through to a sufficient solution.
π€ Provide mentorship and Training to Team Personnel.
π€ Assist the PE, and PM with project close-out documentation.
