About the Job
As a Skilled Painter, you will play a critical role in keeping our properties looking their best. In addition to painting, you'll be responsible for make-ready work, which includes preparing apartments for new residents by completing minor repairs, cleaning, and ensuring all units are move-in ready.
Essential Duties and Responsibilities
- Perform high-quality interior and exterior painting.
- Prepare surfaces for painting by filling holes, priming walls, ext.
- Conduct general make-ready tasks, including minor repairs, installations, and ensuring units are functional.
- Collaborate with the maintenance team to address additional repair needs across the property.
- Maintain a safe and organized work environment, adhering to safety protocols.
- Assists in trash pickup on the property.
- Assists in all types of maintenance, when necessary and as requested.
- Assists in completing the turnovers/make-readies of vacant units, as requested.
- On-call may be requested or needed for snow removal and emergencies if applicable.
- Complete all duties regarding make-ready/vacant units.
- Assists in maintaining inventory of tools, equipment and supplies.
- Replace burned light bulbs, broken globes, etc. in units and throughout the exterior of the property, as needed.
- Observes the condition of the apartment and reports any unusual circumstances (size/number of pets, unauthorized occupants, illegal activity, etc.)
- Should be familiar with the location of power, water and gas turnoff valves, clean-out traps, fire extinguishers and fire hydrants on the property.
- Cleans up thoroughly after performing work.
- Notifies Maintenance Supervisor and/or Property Manager, as directed, regarding any supplies necessary to complete job duties.
- Follows company procedures regarding safety and emergencies.
- Attends employee meetings and training seminars, as requested.
- Wears company uniform and badge during work hours.
Other Duties and Responsibilities
- Must maintain professional appearance and comply with prescribed uniform policy.
- Must comply with all safety regulations, including the use of back brace, safety goggles and gloves when appropriate.
- Overtime may be required for this position. May be required to work weekends and non-traditional holidays.
- Must be reachable via phone or radio, except during approved time off
- May be required to be available to work when needed due to staffing shortages.
- Some travel may be required.
- Consistently meet deadlines.
- Maintains the up most confidentiality.
Qualifications
Knowledge:
- Ability to use general office equipment, such as telephone, fax machine, printer, and copier.
- Comprehension of federal fair housing laws and any applicable local housing provisions.
- Ability to perform basic mathematical functions.
Skills:
- Good verbal and written communication skills.
- Strong organizational and time-management skills.
- Excellent customer service and interpersonal skills; ability to relate to others and defuse situations involving angry or difficult people.
Ability:
- Ability to learn basic computer applications.
- Ability to multi-task, make quick and effective decisions, and analyze and resolve problems.

Education:
- High School diploma or equivalent.
Experience:
- Previous experience as a painter/Make Ready Tech
Working Conditions:
Work Environment
- Exposure to hot, cold, wet, humid, or windy conditions (temperatures may vary depending on the weather in the different regions).
- Exposure to noise, vibrations, atmospheric conditions, as well as working in confined or restricted spaces.
- Potential exposure to communicable diseases through frequent contact with the public.
- Possible exposure to short-tempered or aggressive people.
- Standing, walking, and/or sitting for extended periods of time.
- Frequent climbing, balancing, stooping, kneeling, crouching, reaching, pushing, pulling, lifting, and handling.
