The Facilities Manager is responsible for overseeing the smooth operation, maintenance, and repair of all equipment and facilities at our largest facility, which includes saunas, thermal pools, steam rooms, Russian banyas, a restaurant facility with a full kitchen, locker rooms with showers, all common spaces and an innovative heat distribution system for Bitcoin miners. The ideal candidate will have a strong background in project management, a natural mechanical aptitude, and the ability to adapt to managing projects at various stages through completion. They should also have an aptitude for working with new systems and a good understanding of engineering and thermodynamic properties. The Facilities Manager will lead a team of three facilities techs and three pool techs, ensuring that all amenities meet the highest standards of guest satisfaction, cost control, and profitability.
Requirements:
- Bachelor's degree in Facilities Management, Engineering, Construction Project Management or a related field is preferred.
- 5-7 years of relevant leadership experience in a high-volume environment.
- Strong project management skills, with the ability to manage multiple projects simultaneously.
- In-depth understanding of facilities maintenance and knowledge of local, state, and federal building code regulations.
- Proficient with Google Suite and experienced with facilities management software.
- Excellent verbal and written communication skills.
- Strong leadership and team management skills.
- Ability to analyze problems and strategize for better solutions.
- Knowledge of spa equipment, such as saunas, steam rooms, and pools, is a plus.
- Working knowledge of basic hand and power tools.
- Certifications such as Certified Pool Operator, CPR, and First Aid are a plus.
- Able to lift/carry 50 lbs and participate in all essential job functions.
- Flexible with tasks throughout the workday.
- Open availability, including weekends and holidays.
- Aptitude for working with new systems and a good understanding of engineering principles.
Responsibilities:
- Provide leadership and establish efficient working relationships with all stakeholders involved in projects and maintenance.
- Develop and thoroughly understand the provisions and requirements of all maintenance contracts, subcontracts, and purchase orders.
- Obtain all necessary permits and licenses to comply with local and state regulations in a timely manner.
- Develop, contact, interact with, suggest changes to, and analyze various documents, such as statements on accounts, subcontracts, maintenance contracts, vendor lists, supplier lists, maintenance vendors, and purchase orders.
- Organize and plan the execution of maintenance work, develop project schedules, and direct long-term planning and execution.
- Communicate and coordinate schedules and plans with subcontractors, vendors, internal stakeholders, and the facilities team to ensure seamless project and maintenance task execution.
- Maintain strict control of project budgets for each work activity and report weekly on progress and profitability.
- Write subcontracts and purchase orders for maintenance-related purchases and contracts, reviewing and approving related subcontractor and vendor invoices and change requests.
- Manage and maintain the Bathhouse's amenities, technical features, and back-of-house areas, continuously innovating, improving, and adapting standards and processes.
- Oversee and participate in the Preventative Maintenance program, ensuring all public and operational spaces meet standards.
- Troubleshoot and develop long-term solutions for operational challenges and technical issues that affect the overall guest experience.
- Establish ongoing training for all departments, especially guides, attendants, and kitchen staff, to maintain the basic upkeep of their departments and equipment.
- Ensure proper safety and sanitary protocols and procedures are maintained.
- Maintain and optimize the innovative heat distribution system for Bitcoin miners, applying engineering and thermodynamic principles to ensure efficient operation.
- Demonstrate a sense of urgency, reprioritize issues as needed, and work closely with operations to maintain an exceptional guest experience at all times.
- Communicate effectively with all team members, fostering a collaborative and efficient work environment.
- Lead by example, displaying a senior level of professionalism and work ethic, as the team will likely mimic their leader's behavior.
