The Facilities Maintenance Manager is responsible for overseeing the maintenance and repair operations of the Stratus San Antonio facilities. This includes ensuring all building systems, machinery, and equipment are functioning efficiently, safely, and in compliance with all relevant regulations. The role also involves managing the maintenance team, coordinating with external contractors, and implementing preventative maintenance programs.
Responsibilities
Facilities Maintenance
- Ensure the upkeep and maintenance of all building systems, including HVAC, electrical, plumbing, and structural components.
- Conduct regular inspections of facilities to identify and address maintenance needs.
- Develop and implement preventative maintenance schedules to minimize downtime and extend the life of equipment.
- Manage and oversee repair and renovation projects, coordinating with external contractors and vendors as needed.
- Ensure compliance with health, safety, and environmental regulations.
Equipment and Machinery Maintenance
- Oversee the maintenance and repair of all machinery and equipment used in the facility.
- Develop maintenance procedures and ensure implementation.
- Keep detailed records of equipment maintenance and repair work.
- Troubleshoot and resolve issues with machinery and equipment promptly to minimize downtime.
Team Management
- Lead, train, and supervise the maintenance team, providing guidance and support to ensure high performance.
- Conduct performance evaluations and recommend training or professional development opportunities for team members.
- Schedule and assign work orders to the maintenance team, ensuring timely and effective completion.
Additional Duties and Responsibilities
Budget Management
- Prepare and manage the maintenance budget, ensuring cost-effective operations.
- Monitor and control maintenance expenditures, identifying cost-saving opportunities.
- Source and manage relationships with suppliers and vendors to ensure the best value for maintenance supplies and services.
Inventory Management
- Maintain an inventory of maintenance supplies and equipment.
- Ensure timely ordering of supplies to prevent shortages and ensure the availability of necessary materials.
- Implement inventory control procedures to minimize waste and ensure efficient use of resources.
Emergency Response
- Develop and implement emergency response plans for maintenance-related issues.
- Ensure the maintenance team is trained and prepared to respond to emergencies.
- Coordinate with relevant departments and external agencies during emergency situations to ensure swift and effective resolution.

Qualifications
Skills
- Knowledge of HVAC, electrical, plumbing, and other building systems. Proficiency in maintenance software and tools.
- Strong leadership and team management abilities. Excellent communication and interpersonal skills.
- Ability to troubleshoot and resolve maintenance issues effectively.
- Strong organizational and communication skills (written and verbal)
- Must be able to adapt to changing needs and make quick, accurate decisions
- Experience writing / creating SOP’s
Education, experience, certifications
- Bachelor’s degree in Facilities Management, Engineering, or a related field preferred.
- Minimum of 3 years of experience in maintenance management, with a focus on facilities maintenance.
- Relevant certifications in facilities management or maintenance (e.g., CFM, CPMM) are a plus.
- Experience in the sign industry a plus
Physical and mental demands
- Time will be split between the shop floor and the office, with majority of time being spent on the shop floor.
- Work is performed in both indoor and outdoor environments.
- May require lifting, climbing, and working in confined spaces.
- On-call availability for emergency situations.
