About the Job
WinnCompanies is in search of a dynamic Divisional Vice President who will manage the operations of a multi-family portfolio of approximately 4,000+ units for a variety of fee managed assets in Southern California.
In this role, you will be responsible for maintaining strong client relations throughout the portfolio, and you will supervise site and corporate employees including: Regional Property Managers, Senior Property Managers, and other support staff. You will also act as a member of the company's Leadership Committee which assists the Executive Committee in providing strategic direction to and oversight of the management company's activities.
Please note that this position reports to the Senior Vice President, Regional Operations, and it offers a salary range of $175,000 to $200,000 annually, depending on experience.
Responsibilities
- Provide leadership in advancing the organization's mission and strategy and in achieving the annual goals and objectives of both the company and properties in the DVP's portfolio. Deliver exceptional results in line with Winn standards and advance the culture of operational excellence. Manage interdepartmental relationships to effectively utilize and leverage resources. Maintain positive working relationships with owners, lenders, investors and government agencies. Direct and/or participate in various committees to develop and recommend solutions and/or programs to address company and industry issues. Implement and follow all company policies and procedures. Participate in industry associations, professionally representing the company, and act in accordance with the highest ethical standards.
- Approve annual budgets and re-forecasts for the corporate revenues and expenses under the DVP's control. Achieve the profit objectives for the region's portfolio of assets. Achieve the profit objectives for the corporate revenue and expense budgets under the DVP's control, including providing timely budgets and re-forecasts. Participate in negotiations of management contracts and other agreements on behalf of the company, which have a financial impact on the region's portfolio and company's results. Approve the annual budgets for the region's properties and presents to SVP for approval. Ensure the portfolio operates within company and agency guidelines for rent collection, budgeting, reforecasting, etc.
- Provide direction, supervision, and guidance to the Regional Vice Presidents, Executive Property Managers, Senior Property Managers, Regional Maintenance Managers, Property Managers, and administrative staff. Act as an interface to bridge regional and home office operations. Actively recruit, hire, train and develop personnel to meet regional staffing requirements. Use company directives in the hiring, promotion, termination and transfer of site personnel. Provide leadership to team members of the region consistent with the company's guiding principles, vision and culture of safety. Recommend compensation plans for region employees that are consistent with company guidelines.
- Ensure properties provide safe and secure environments. Provide timely submission of required reporting as prescribed by company, owner, lender and governing agency policies. Ensure site visits and periodic inspections are conducted in accordance with the company's guidelines. Work with senior management and senior maintenance staff on capital improvements, maintenance, maintenance staffing and budget issues in accordance with company policies and procedures. Employ the Winn Purchasing Policy for the approval of specifications and capital expenditures, ensure the competitive bid process is followed, and the work completed meets or exceeds expectations. Ensure compliance with Affirmative Fair Housing regulations and Equal Employment Opportunity/Affirmative Action policies, including federal, state, and local governing agency requirements.
- Create an awareness of market opportunities, via sourcing and networking, and fully utilize the company's CRM (Customer Relations Management System). Develop strategies for obtaining new business and assist with the development and review of RFPs for property management services. Manage the WinnStart process to effectuate new property transitions. Collaborate with and provide support to internal and external
- owners with all pre-development activities. Participate with senior management and owners in planning and implementing standard and alternative management strategies for new acquisitions and existing properties.
- Perform special assignments as needed or as requested.
Requirements
- Bachelor's degree
- Minimum of 10 years related industry experience in affordable housing
- Minimum of 10 years supervisory experience
- Ability to plan, monitor, and manage department budget
- Active participation in decision making on overall strategy and direction of the region
- Ability to solve problems that are broad, complex, and abstract, often involving organization-wide issues and requiring substantial creativity, resourcefulness, staff engagement, lean diagnostic techniques, negotiation and diplomacy to develop solutions.

Preferred Qualifications
- Master's degree
- Bilingual in English and Spanish
- NAHP – CPL, SHCM, CAM (MA - C3P) or CAM – RAM & ARM, CGPM – NAA or NAMA certifications.
- Advanced proficiency in Microsoft Office and RealPage property management software
