What will I be doing?
We are looking for an experienced and talented member to join the Adoni Team to manage all aspects of construction for a new construction 280 residential rental unit project located in Marlboro, NJ. A construction superintendent is responsible for the daily operations of a construction site from planning projects to overseeing their completion. Duties vary depending on the type of construction each business conducts, but generally tasks include scheduling work to proceed according to a strict timeline, conducting audits and checks to ensure that work corresponds with blueprints or client requests, and monitoring safety and compliance.
You should be able to set priorities and use time effectively, especially when challenges arise. You must be professional and communicate effectively with subcontractors and vendors. You should be familiar with the operation of construction tools and machinery and be able to physically lift up to 100 lbs.
Primary Responsibilities Include:
- Plan and schedule the entire construction project, including construction operations and timelines to make sure project deadlines are met
- Predict resources needed to complete project
- Supervise the building process from permit through CO to ensure quality and compliance with building codes;
- Provide direction over contracts and subcontracts
- Manage construction schedule and activities
- Ensure work is done in compliance with all relevant building and safety codes
- Select and manage subcontractor and supplier relationships
- Coordinate efforts across entire project between architects, designers, engineers, and subcontractors
- Communicate the status of the building project to internally by providing regular progress reports
- Prefer for applicants to have a list of subcontractors they’ve worked with on past projects
- Must have experience in wood frame trusses, building multi-family apartment buildings for a minimum of 5 years
- Must be able to run sub-contractors, schedule, asset and guide if subs are doing their job right
- Must be a leader and boss to sub-contractors
- Must have experience in (finishing) of the jobs on all trades
- Must have confidence in building apartment complexes.
Role Specific Requirements Include:
- 5+ years of experience
- Comfortable reading and understanding blueprints and drawings
- Demonstrated knowledge of construction, engineering, and architecture principles
- Must have experience with new construction along with multi-family.
- High degree of familiarity with contract and subcontract documents, terms, and conditions
- Strong leadership and management skills
- Ability to write reports and professional correspondence to vendors, government officials, and clients
- Good reading comprehension for technical documents, such as safety regulations, assembly and maintenance instructions, and procedure manuals
- Keen eye to identify non-compliance with regulations or standards and ability to suggest solutions for deficiencies or problems
- Ability to stand for several hours at a time and to walk in varying climate conditions and on uneven ground
