The Project Manager’s role is to assist and partner with the Senior Project Manager, General Superintendent and Project Superintendent with the overall management of project execution with emphasis on cost tracking, controlling cost, owner billings, owner changes, reporting to higher management, manage stakeholders (owners, users, clients, bankers, design team, etc), etc. Coach and Mentor the “Project Ops” team (Asst PMs, Project Engineers, interns, field office, etc.) are well trained, understand project documents and everyone on the team is performing their project duties.
Position Requirements:
- B.S. in Construction Management or related engineering discipline or equivalent work experience in commercial construction.
- Required Software Proficiency: Office Suite, MS Project, Procore
- Procore certification is part of hiring orientation/training
- 10-Hr OSHA training is part of hiring orientation/training
- 30-Hour within 1st 6-mos
- Preferred Software Knowledge/Familiarity: CAD/BIM, Office Suite
- Minimum of 5-years experience as a PM or proven performing PM duties.
- Field Management experience a plus
- LEED Certification is a plus
- PMP Certification is a plus
- Successfully deliver satisfied clients, control risk and protect the margin is your daily call.
Duties and Responsibilities:
The iUGIS Team
- Partner with BD to develop clients and acquire work.
- Partner with and assist in the preconstruction process. Support efforts for budgets, schedules, clarifications, buildability, presentations, interviews, etc.
- Partner with the General Super & Project Super in implementing and maintaining the on-site safety program, including safety inspections and MSDS manual.
- Develop a high-performance team through supervision, training, coaching, and mentoring. Ensure regular feedback is shared with staff including timely completion of employee performance appraisals. Your team includes assistant PMs, project engineers, field office staff and interns.
The Stakeholders
- Understand and administer owner as well as subcontractor agreements and ensure the project teams (office & field) understands the requirements.
- Represent iugis at owner &/or design OAC meetings. Ensure the project team is providing current, accurate and relevant information to the stakeholders.
- Manage allowance and contingency logs.
- Protect the company, control our risk.
- Maintain communications with clients and respond as needed on warranty related issues.
- Ensure all legal notices and procedures in the contract are followed in the case of payment, delays, changes, notices, etc.
The Subcontractor Trades
- Protect the company, control our risk.
- Ensure contracts have the proper scopes, contracts are executed and we have all the proper information including insurance, safety plans, MSDS sheets and submittals are done timely to support the schedule.
- Communicate “persistently” with subcontractors regarding schedules, changes, conflicts, etc. and diligently follow up to resolve problems. Ensure associates are included to learn the necessity of proper communication.
- Ensure the trades have access to all contract documents including approved submittals, RFIs, etc.
- Author notices per subcontract agreements to trades as it relates to delays due to any issue; including but not limited to performance, payment to sub tiers, delivery of materials, etc.
The Project
- Protect the company, control our risk.
- Support the project team to ensure the jobsite office is setup, securing trailer/equipment, permits, signage, safety, etc.
- Review and support approval of all shop drawings and submittals to ensure accuracy of shop drawings as well as the support the schedule with approved materials.
- Support the effort to expedite as well as monitor the status of buyout (subcontractor and vendor materials). Ensure materials and methods are per specs and our contract and schedule.
- Manage allowance and contingency logs. Ensure proper reporting to the stakeholders is taking place at every OAC meeting.
- Ensure proper documentation is done and the project team is tracking everything needed for meetings to ensure meetings are productive and useful for our teams.
- Help organize and support the operations team for on-site contractor job coordination meetings.
- Participate in project meetings and ensure proper meeting minutes are issued, timely and relevant.
- Identify, communicate and resolve design-drawing conflicts that arise during construction
- Keep appropriate team members informed of status.
- Partner with the field operations team to resolve project field problems.
- Support the preparation of, tracking of and distribution of Requests For Information (RFI’s).
- Ensure project documentation is taking place; including but not limited to both weather and weather related delays, subcontractor performance, material deliveries, etc.
- Direct, supervise and manage the execution of timely project closeout. Manage warranty to ensure stakeholder satisfaction.
The Schedule
- Ensure buyout is done timely to ensure materials and labor are ready when needed in the field. Ensure scopes of work for contracts and purchase orders are complete and accurate.
- Participate in the development and issuance of project schedule.
- Author notices to trades as required in the case of delays or issues related to performance or material deliveries.
The Money
- Protect the fee! Ensure proper fiscal management across the board.
- Lead the review of project cost incurred and cost projecting. Ensure the entire project team understands where we are financially.
- Review all changes to the scope of work; work with the team to ensure changes to subs are issued timely and fairly. Ensure any cost that is against a sub or owner ends up that way to protect our contingency and fee.
- Review and verify that all costs with field tickets/delivery tickets and ensure the team is in agreeance for final approval by you.
- Prepare and manage owner billing, project cost and owner changes.
- Ensure identification of potential cost changes on the job and support the maintain of potential change order logs. . Administer pricing information, track, evaluate and prepare pricing of owner change order requests and subcontractor change order requests for the Project Managers review
