JOB SUMMARY AND QUALIFICATIONS:
The Construction Project Manager is responsible for overseeing the planning, design, and construction of building projects, that are currently in different stages from conception to completion. This role ensures that projects are completed on time, within budget, and according to specifications, while maintaining high standards of safety, quality, and compliance with regulatory requirements. The Construction Project Manager will lead and coordinate teams of contractors, subcontractors, and internal staff to ensure successful project delivery.
WHAT YOU SHOULD HAVE FOR THIS ROLE:
• Bachelor's degree in Construction Management, Business Administration, or related field.
• Proven experience (5+ years) in construction project management, with a successful track record of delivering projects on time and within budget.
• Excellent communication, negotiation, problem solving and interpersonal skills, with the ability to effectively interact with diverse stakeholders.
• Proficiency in project management tools and software.
• Demonstrated ability to manage multiple projects simultaneously and prioritize tasks in a fast-paced environment.
• Strong knowledge of construction methods, materials, and legal regulations.
• PMP or other relevant certifications are a plus.
RESPONSIBILITIES:
1. Project Planning and Coordination:
o Lead the planning and coordination of construction projects from initial concept through to completion, ensuring alignment with organizational goals and objectives.
o Coordinate with architects, engineers, and consultants to ensure design and technical specifications are met.
o Develop comprehensive project plans, timelines, and budgets, and monitor progress against established benchmarks.
2. Team Leadership & Communication:
o Serve as the primary point of contact for internal and external stakeholders including investors, partners, contractors, and regulatory agencies.
o Foster strong relationships with stakeholders to facilitate effective communication and collaboration throughout the project lifecycle.
o Address stakeholder concerns and manage expectations to ensure project success and stakeholder satisfaction.
3. Permitting and Regulatory Compliance:
o Coordinate with contractors and architects to obtain necessary permits, approvals, and entitlements for real estate development projects.
o Mitigate potential risks and proactively address compliance issues to avoid delays or setbacks during project execution.
o Conduct regular site inspections to monitor progress and ensure quality control standards are maintained.
4. Budgeting and Cost Management:
o Create and manage project budgets, ensuring costs are controlled and financial targets are met.
o Identify cost-saving opportunities and implement strategies to optimize project financial performance.
o Track and report on project expenses and handle change orders or scope adjustments.
5. Project Documentation and Reporting:
o Maintain accurate project documentation, including contracts, permits, plans, and other relevant records.
o Prepare regular progress reports, presentations, and updates for senior management, investors, and other stakeholders.
o Analyze project performance metrics and provide insights and recommendations for continuous improvement.
