Job Description:
Sandoval Contracting Inc. is seeking a highly skilled and experienced Construction Manager to oversee commercial and luxurious home construction projects, including historical homes in San Antonio. Key Responsibilities:
On-site Construction Expertise:
- Manage construction projects on-site, including commercial and luxurious homes, with expertise in historical home preservation.
- Ensure high-quality workmanship and adherence to building codes and safety standards.
- Travel frequently to various job sites to oversee project execution.
Punch List Management:
- Develop and manage punch lists to ensure timely and efficient completion of all tasks.
- Coordinate with subcontractors and internal teams to address punch list items promptly.
Scope Creation and Communication:
- Create accurate scopes of work, including labor and materials needed for project completion.
- Maintain consistent communication with office or assigned Project Manager to update on project progress and requirements.
OSHA Compliance and Safety:
- Maintain up-to-date OSHA-30 certification and ensure compliance with OSHA regulations on all job sites.
- Conduct regular safety inspections and provide training to ensure a safe work environment.
Material Procurement and Negotiation:
- Procure materials needed for projects and negotiate with subcontractors and suppliers to ensure cost-effectiveness.
- Coordinate material procurement to meet project timelines and budgets.
Project Management:
- Manage multiple projects simultaneously, ensuring adherence to schedules and budgets.
- Anticipate problems and proactively develop solutions to maintain project momentum.
Quality Assurance:
- Inspect all deliveries to ensure quality and quantity of materials, and proper storage on-site.
- Monitor workmanship quality and intervene if necessary to maintain high standards.
Subcontractor and Supplier Management:
- Manage relationships with subcontractors and suppliers to ensure timely delivery and quality work.
- Maintain quality execution and cleanliness on all job sites.
Customer Satisfaction:
- Maintain a high level of customer satisfaction for all clients by addressing concerns and ensuring quality work.
- Demonstrate knowledge of construction, engineering, and architectural principles to provide informed guidance to clients.
Qualifications:
- Bachelor's degree in construction management, engineering, or related field preferred; or a minimum of 5 years of construction management experience.
- Ability to read, understand, and explain construction blueprints, floor plans, and drawings.
- Strong leadership and management skills, with the ability to effectively lead on-site teams.
- Excellent communication and interpersonal skills, with a focus on customer satisfaction.
- OSHA-30 certification and strict adherence to safety regulations.
- High school diploma or GED required.
- Physical ability to lift up to 50 pounds, push and pull heavy items regularly, stoop, kneel, bend, and stand for long periods of time.
